Big HMMM


I have an issue I am hoping a few other minds might help make it go away. The engineer who drew the plans did a job that makes it difficult for everyone else. The latest issue is the Breezeway from the kitchen (hope to have pics tomorrow) to the garage lines up wrong. On the plans he totally avoided showing it from the one angle that matters.

What we were hoping to do is have a doghouse dormer slip under the breezeway and not connect either one, to each other. The breezeway is a 12/12 21' 6" wide and approx 22' at the peak. the Dh dormer coming from the garage is 6' wide. 14' at the peak. We have realized that the purloin for the breezeway will line up with the Dh Dormer post and won't allow it to go under the breezeway. so we are thinking of using a post to connect the right hand side. (If you were looking from house to garage, standing under breezeway) taking it up to the second purloin, peaking the DH dormer there and then having it flare out wide to make sure no snow ends up in breezeway. (Flare both sides) God I hope I am making myself understood. I will post pics ASAP. as the plans are sooo abstract in this one area. I have a set of digital PDF if anyone would like to see them. FYI

I posted a URL to my facebook page on a different post and can't put another one up till I hit 15 so if someone has the time and will to look I would appreciate it. I always feel more heads on one problem will lead to more solutions.

Go back to the engineer & tell him you are not happy with his solution. Present how you want to do it & get him to fix it. I don't know about the guys in your area but the engineers I have dealt with have all been pretty reasonable. They seem to prefer making my design work than providing their own.

I did go back to the drawing engineer, (with an email where he acknowledges that he moved doors and windows because he forgot the shell was already built, (He says he didn't know), but even after all that, did he put them back? oh no that would be too easy. He explained to me he was too busy to make the corrections I wanted. ) So then working off the plans (before we knew about his issue) we have put in both foundations and now things don't line up. These plans are stamped and approved by council, and it is passed the stage where changing the plans will make a difference.

I have hopefully got some pics here that help.

if you look at the attachment of the house and garage, you will notice that the Dormer slips under the breezeway on both sides. In reality they line up about 85% on the back side (away from the car entrance doors)

I am thinking of doing a double peak of sorts. I don't want the snow coming into the breezeway area and for the little bit that does will probably heat the stone so it melts.

I have a rendered drawing of what I am thinking of with the double peak, if the PDF and my babbling isn't sufficient. I didn't add it as I am not much of a freehand artist.
