Average Prices


I need to know what the average price to charge for installing ridge vents, valley flashing, wall flashing and drip eaves.

Pricing by the sq ft/piece is stupid. Yes it is absolutely stupid. It's a great way to put yourself right out of business. But yes I know we all do it, I even do it! However I have historical data knowing how many hours something takes, so I know how what my crew can do in a day. I also know all of my costs, having two accountants and a pay roll service. Therefore it's not hard for me to figure out piece rates for average jobs, but as things get harder my rates go up.

Also, it is important that I state when ever figuring out something custom or something for the first time, I am never figuring by the piece. I am always figuring trying to make educated guesses as to how long it will take to do, then add labor burdens, over head, material and finally add in profit. It takes a lot longer to bid, but this way I know I am not cutting my own throat.

Ok so you asked and here it is, all pricing is under normal circumstances and not to be considered accurate by any means. ridge vent $5 a linear foot. Valley flashing (assuming copper) $100 an 8' section. Wall flashing (assuming aluminum to brick) $4 a linear foot. Drip Edge $1.5 a linear foot.

Caan you comment on the installation methods of the aluminum to brick?

Also, is there a minimum charge? Could you come out and supply,fabricate and install 20' of aluminum roof to wall flashing for 80 bucks?

Aaron all pricing assumed in combination with a total roof replacement/installation. COuld I come out and install 20' of flashing and nothing else for $80? Heck no! I wouldn't even dare. I'd laugh! Hah! I laugh now.

No seriously as my original reply stated when ever doing anything custom, and this would be considered custom, I would figure time material overhead profit. Ok so the job is an hour away, it will take 4 hours to complete, and a material cost of $60. Customer's minimum charge: $550.


Installation methods of aluminum to brick: First remvoe existing flashing if any. Grind out the mortar joint where the flashing is to be installed, about 1/4"-3-8" deep. Bend metal custom to match mortar joint and roof line, to industry standard of coarse, also bending a "lip" to tuck into the mortar joint. Mechanically fasten metal to wall. Caulk all fasteners and mortar joint.

Are you saying to bend a wedge, where I am saying to bend a lip. If so I agree and sometimes do this when I feel necessary. If you are saying to use some kind of fastener called a wedge?

Thanks, Guys. I am a female who has a contracting and roofing company and one customer we do business for a lot thinks we charge too much for installing roof vents and so forth. So I was just trying to find some answers on the best way to determine what to charge.

With what you charge for ridge, flashing, and drip do you feel that you better off with or without the flashing detail included into the total bil. Meaning are you losing or making money because of the flashing.l

We charge 1.50/lf (Labor) to install ridge vent. (33% GP)

5.00/lf (Labor & Material) to install counter flashing and caulk. (10% GP)

2.50/lf (Labor & Material) to install step/apron flashing. (20% GP)

No calls ever for drip edge.

I would charge $5 a foot for ridge if replacing existing and the slots are already cut. $12 a foot if I'm dragging a saw up there.
Drip edge and step flashing, unless theres a huge amount are just built in to the per square price.
Valley's $10-$15 a foot depending on pitch, close cut or .024 aluminum. Copper is variable depending on current pricing, but considerably more expensive.

hey Redbull just to comment on your Question since it has already been answered as good as it can be.
Grumpy is right try and get the charge worked in the whole big price and if its just a add on or a repair learn to charge every thing on the hourly charge when i first started i used to charge everything by the Sq Sf or Lf but i quickly learned that it is much better to charge by the hour and its a lot nicer on your pocket. For example i figure out my man hours to get the job done then I'll charge 75$ an hour for my shingler's and 50$ and hour for labors then i add the cost of met. like everything else the price go's up per level and or pitch and yes there is always a minimum charge for everything 200$ small job fee 150$ mobilization fee then charge the 3 hours of labor out at 75$ an hour then charge for the met. so if your just repairing a chim. and adding 40ft of ridge vent you should charge 725$ if you want to be nice charge them 650$.
So that is for up here in Michigan and it has been about 7 months since i evaluated my cost
