Alot Of Condensation And Mold In The Attic Of A 2 Year Old House


Hello,

I just did a pre 2 year warranty inspection of a 2 year old house, the "2" part of a 2-5-10 warranty expires in a few days. This is what I found in the attic. The bathroom is directly below, however the occupants diligently use the out take fan and it does seem to be working properly.
There is a boiler exhaust pipe very close to all of this moisture build up, you can see just the tip of it in picture 1, about 1 inch to the left (in scale with the picture) of the bathroom exhaust pipe.

I am going to put a dehumidifier up there to hopefully get rid of this moisture.

Does anyone have some suggestions on how to determine where this moisture is coming from?

Do you think it may be a roof leak? They have concrete tile roofing.
Any suggestions and feedback will be greatly appreciated.

There seems to be no provision
for attic ventilation, and there
seems to be a vapor barrier
under the roof deck.
I don't see a mystery here.

umm something don't look right about those pictures.

Is that synthetic felt on the underside of the sheeting?

Don't know why they installed that vapor barrier but that's a good portion of your problem. That, along with poor or no ventilation and a moisture source somewhere. Chances are the source isn't even the issue and may not be out of the ordinary. That vapor barrier is just compounding what possibly may be a normal condition.

J-Peffer, my first thought was it was Feltex. If it is I guarantee you that roof will NEVER breath again. It's about as bad (or good) as visquene for a vapor barrier and I'll never use it for an underlayment again.

Proper ventilation and shred that vapor barrier

I see no intake ventilation. The construction of the rafters and those cross ties is odd. I don't think it's to code anymore around here though I had seen it on some houses built in the 70's.

Vapor barrier beneath the sheathing I just don't udnerstand. I know Tyvek came out with something like that. It really didn't catch on, as I guess nobody saw the purpose.

What about the insulation? Are you sure there is enough ventilation?

Get a blower door test done (if possible). The moisture is coming from inside the house. If the attic gets air-sealed and you use a better insulation that slows air movement (not fiberglass) you should be able to fix the problem. ASHRAE has been reducing and eliminating attic (and crawl space) ventilation requirements with the caveat of the proper use of of air and moisture barriers.
