3 Seasons Room Keeps Leaking


we re-roofed and re-sided a house with a 3 seasons room attached about 3 years ago. the first year, the friggin thing keeps leaking. we step flashed the entire thing and it still kept leaking. the second time we went back, we applied ice & water over the step flashing and under the shingles. the leaking stopped up until this winter's major snow storm. the snow got stacked real high and i'm guessing it permeated through the siding and behind the step flashing. should i go back and raise the ice & water a few feet higher on the wall?

sounds like its leaking higher up on the wall,any windows up there?

no windows. the second time we we repaired it, we took a hose and sprayed it all over and no leak occurred.

hmm...yea those leaks can be a nightmare sometimes
what kind of siding you dealing with? is there a wrb under it?if there is does it overlap the step flashing? any pics?

If it's a three season room...what season do they not use it?

Sorry If I'm not helping with the cure, but if the area is supposed to be turned off in winter it should be thermally isolated from the main house and remain cold.

IMO, if the room is heated in winter and the heat loss causes ice dams and leaks it then becomes a four season room and needs to be treated that way.

Otherwise, there are more serious issues.

I can see the shared wall not being insulated when it is to be considered an outside wall.

this is actually the first time hearing 3 seasons room needing to be isolated. most homeowners just do not find that it makes sense leaking would occur once their new roof is put on. they've had leak issues prior to our services and we did our best to put attention during the install. hopefully it wont leak again, otherwise im going to karate chop someone. hard.

If you put storm shield on top of the step flashing, you really created a huge leak problem. On top of whatever other issues you had.

i had an install completed on a house without any soffits this past summer. it is an older home and it pretty much is just wall meet roof type of deal. new windows, new siding with dow foam boards, new roof, and new gutters. during the winter they called and said the gutter is leaking water. i'm like wtf? how is that possible since it should all be frozen. it turns out the house was over insulated. the attic was getting too warm thus melting the snow off the roof. when the melted water traveled go the gutters (away from the warm attic) it froze. this continued cycle allow the ice to back up under the shingles.

the roof has continuous ridge vents. out of the 3 gables, 2 are vented. we vented the third gable and it seems like the issue is resolved. i told them they need attic insulation to stop warm air from traveling into their attic. they didnt believe us and still call us bs.

then what do you suggest? my initial concept is that, it will create a barrier. just like how the valley should be applied with ice & water shield.

Pictures would be nice. Storm shield goes under the roof and step flashing, then up the wall. The steps get weaved into the shingles normally.

I can't explain the science, but gable vents counteract with the ridge vent....you should seal the gable vents with a continuous ridge vent....

What's the pitch? I've doen a couple of low pitch ones by using dimensionals with a 6"+ dutch-lap. They've been under 12" to 24" snow with no issues. Going on 12 years for some of them. Like this.

The builder's own house. He insisted on the shingles. Elks, 4" exposure, dutch-lapped. 2 valleys and a dead end hip.

A three season room is essentially a glorified porch/sunroom. Looking from the inside out, the shared walls are exterior walls.

i think the pitch was like a 4 or 5/12. cant remember exactly. the step flashing was put on after we installed ice & water. looks like a mess i know.

If im not mistaken doesnt it created a negative pressure affect that can pull air through the ridge vent bringing moisture/rain with it?
