Rough Openings
Hey guys, I'm new about these parts, just thought i'de have my opening thread address a big issue in my company. Anyone else find it to be like pulling teeth to get rough openings from your GC's? Or worse yet, get them, start framing the job, and have them change? I'm an estimator for a commercia/residentiall framing outfit in socal and it's just been a huge hurdle for every project, just thought i'de get some other perspectives.

I have never had a problem laying into a stuperintendent for not being on the ball. Just confirm with the Sup and if it is wrong then they have to pay for a change.

All the super's today have never done a days labor in their life.
They go strait from the classroom to the field. That's the problem right there. No hands on........... Give them Super's hell. |

If for some strange reason the name of the window is not on the plans then you have to get all the RO's before you start the job, period. If you have the name like Anderson for example and they tell you TW3046 then you should get the Anderson book from any lumber yard so that you can get your own RO's. All this has to be worked out before you start no matter what. If they change during the framing which happens many times then naturally it's a change order. If the windows aren't even figured out yet then the project shouldn't even be started or you can frame all the openings bigger than anticipated and go back and frame the correct RO's at as an extra so the project doesn't get held up.

Sounds like you have problematic GC's if they don't have their stuff together. My framing crew and I personally go over the plans, then the layout before a stud gets pulled from the pile. I do not allow anyone to make a change unless I clear it. The buck stops here.

hahaha problematic GC's is right, more often then not they've always changed, mind you this is on apartments buildings and condo's so half the time the doors or windows arent even purchased by the time we start framing. Quite honestly i'm suprised most of you dont have this problem, as i said its been a job after job for us. We've even went as far as to state it in the proposal and send it with the pre-job (we need) list before any layout is done. I guess we do need to hit harder in this area.

I do not see a big problem in this as the window size is on the plans(at least it is required in MA in all but the most rural town) and if you have been framing for a while you should have an idea(+ a little) so you can get framing and get those progress checks. I agree that going back to fram ein an opening is time consumming but what woud you rather have a check in hand for $10000 or pay a guy a day to close in the openings?

I usually have the framing package and roof system on hand before we pour footings. We have all the exterior doors and windows before we frame. Since I do mostly specs..I seem to have less problem with RO's except where doors with sidelights, bow windows, ect come in. I usually measure these myself, so I know the fit I want.

Man, it's so bad get'n ROs on jobs down here for wood walls I put in double jacks where single go ect.ect. incase I have to go bigger. The supers think this is code now...hahaha can't be telling ya'll all the tricks!

one time there were 2 sets of widows opening on the print the guy laying out took the largest RO for each .All 15 windows were F-ed up I gess he didnt care since he got paid by the hr to fix them

Such a good idea. Its a lot easier to get the sawzall out and shim out a nailed stud than taking out the whole opening not to mension, makes the carpenter look like a shoe maker!.....much appreciated, thanks for the pearl |
