Replacing Rotten Ribbon. ??


the other night i looked at a guys cottage which needs a bit of work through out. most of the stuff not a big deal such as recaulk some windows. needs a new patio door installed, and some other stuff.

the big one is that the belt is rotten and its soaked. obviously water is getting in which can be dealt with. the problem im having is that the ribbon isnt picking up the joists however it carrys the deck ledger and above it is the wall which has the patio door and the rafters sit on that wall. obsiously the deck can be shored up and free'd from the house but how would you go about shoring up that side of the house when its the ribbon supporting that wall and no joists ??? very hesitant to say yes to this part of the job as hes calling and wants to know if ill do it and wants it done soon

I'll assume the deck will be removed to access the rim. If you are removing the siding to repair the leak problem, I would jam a microlam under the rafter tails lag bolt it to every other stud and prop the microlam similar to a porch post replacement. Replace the ribbon with a permapost treated gluelam and move forward.

Assuming the basement floor is solid slab? not unfinished drainage stone right?

well not quite, its sitting on piers which then has skirting around it

plan is to remove teh deck but he doesnt want to lose the deck which runs full lenght and wraps around to the front, the deck is sitting on blocks and yt attached to the building.

thinking i will shore up the deck with temporary wall, then cut it free. then from the inside cut out 4 ft sections of the ribbon then jam in new pieces using pt then do a second ply full length to lock it together, then reattach the deck but i have to do more investigating to see exactly how much of the ribbon is gone.

ive replaced belts before but had full access and they had joists running into them. farely easy only hard part was making nice straight cuts with a recip in tight quarters

ok, so i passed on this task, i wanted one or two more guys with me working on it so it would go quicker and such. the guys i usually get are tied up and since the cottage owner wanted it done immediatly its not gonna happen
