Question For SoCal GC's Re: Framing Bid...


Ok,first this is not a how much should I charge question as I already have the number that I plan on going with.
What I want to know is what would you expect to pay for framing,materials and labor for the folowing..

Small room add.Extending the family room aprox 323 sqf..Basicly three walls.Roof California's into the exsiting roof on one side and is a hip on the other.Three windows...

Agian I have my material cost and I know how long it should take.What I want to know is what would you,a GC expect to pay for this....Thanks..Jack

What are the dimensions of the addition? 16x20? 18x18? 13x25?

A good lone framer should be able to get it done in 10 to 12 hours, so for labor, I'd say $1000 to $1500. As far as material costs, that really depends on a lot of different things.

Without more details, there is really no way to estimate.

I'm always surprised, but I would say about 5 or 6 grand.

I would be pretty impressed with a guy who could do this alone, including roof in 10-12 hours.

It is 17x19...Sheer wall an all three sides...I don't think I could do it in a day and a half..The roof is not very tricky put it's not going to build it's self.Lots of jack rafters.

If the roof is a cut roof, then probably 2+ days. Still, labor shouldn't exceed $1500.

Materials for the floor: ~$1200.
Walls (2x4 - OSB and wrapped - 16 centers - double top plate) ~$550.
Roof (cut in 2x8 hip - 24 centers - OSB sheeted) ~$1500.

Guessing without seeing the details I'd say overall it should cost roughly $4500 for frame and framing materials.

EDIT* I just noticed the title says SoCal framer bid...I'm probably way off, I'm in Colorado.

Gotta remember SoCal runs off a entirely different money scale. It is strange to do work in IL and also in Cali. There are some prices you go wow that cheap and some you go damn I am changing what i do for a living.

in new york we charge $30 a sq ft and that includes , sill seal and termite shield, all lumber and labor, all hurricane strapping and hold downs, and a complete clean up including dumpster. good luck

A baseline would be the established valuation figure at your Local Building Department. $65.00 per square foot around here (OC) Add $ for soil export, drainage, gutters, extra electrical, trash haul out, job accessibility, chemical toilet, etc. when applicable.
