Good call on inspectors part, bad sheathing on framers.
I would have got extra $ for fixing that oversight.
I've never seen the ply left 4"under top plate.
Too bad it wasn't caught during framing inspection.
They would have had to fix it then.
Kudo's to you for keeping things moving, but I'd mention it to GC or framers for future reference.

when you're paying $2.50 a foot to get a house framed up, little things like that will happen every now and again.

Re: Non Sheathed Method

When I framed this place, I ran a 3/4"x1" rip around the top plate. Framed the roof first, then ran sheathing up to the rip, allowing toe-nailing into the top plate. The builder requested this method to keep the weather off the sheathing as long as possible.

I just finished a project where the GC(who is young unlicensed, full time framer, weekend GC ,friend of the family, puts doors in with a sledge hammer, nails windows in with a gun or spikes,,)was suppose to have everything ready for the siding.

I had to finish Tyvek, set nails from old siding, fix rot he covered up, and tape windows to seal cracked fins.
Fortunately HO understood and I got reimbursed for T&M.

GC hasn't been back in three weeks.
After he installed new windows and doors, there's still not trimmed and all furniture is pulled to the middle of all the rooms.

Didn't mean to hijack your thread Frammerman,
Good luck with finding a good sheathing crew,I would imagine there's slim pickings in your area?

  • Don't use the gun and just roll down the seam, its hard to keep is straight. Stick it on the wall good for about 1', and then stretch it out in 4' increments
and then stick it on the wall. Much easier to keep it straight.
  • Use a J-Roller, preferably Huber's.
That's it.

what do you do at the bottom of the wall? do you do any taping to the foundation?the reason i ask is the tape is not only the water barrier,it's also the air barrier

also on the roof how do you integrate the tape into the eave/drip cap?

We order sheets long enough to cover the mudsill. That doesn't get taped or caulked, but the inside of the bottom plates on the wall gets caulked here. It is code.

So all the seams are taped, and the bottom plate gets caulked and the floor insulated. I'm thinking that there are going to be very little air leakage.
