Question

Need To Figure Out How Much To Charge For Making An Opening Between Two Rooms


Hey guys im new to the game and got my first side job. I Need to figure out how much to charge for making an opening between two rooms. The opening will be about door size, i want to either go 32" or 48" so i can use the existing studs and the height will be door height. The opening is going to be between to offices so they can walk back and forth. Also relocate and outlet to the side of it.


so far i got sheetrock i i think around $5 or so and need cheap home depot carpet to fill in the hole between the opening. How much should i charge in labor. i was thinking maybe 4hrs of work at 30hrs seem fair? i guess also mud and paint and sanding.......

Are you serious?

This site is mostly viewed by people who frown on helping someone bid a project over the Internet. That's akin to a blind man teaching someone how to zero a weapon by demonstration. (Okay, sorry to all the blind hunters out there.)

Anyways, bid what you need to make for you. Everyone's costs are different.

I wish I had the time to link to all the threads that start this way and have been answered similarly.

Why don't you just tell the people you're "new to the game" and therefore cannot provide an estimate, but you're willing to do the work at a cut rate of $xx an hour plus materials since you're just doing "side work" and don't have insurance to actually cover them in case you slit your hand to the bone with a carpet knife or some other such calamity that will cost them many thousands of dollars.

a door way so they can walk back and forth. That's brilliant, I've never thought of such . Throw in an extra buck three eighty for the door. But besides that you my friend are in business. Good luck , be sure to tell us how it goes.

For a 32" opening with a strip of carpet $7.32 for a 48" opening with a strip of carpet $8.78.

Moving an Outlet $43,897.02 give or take. Hope that helps

You mentioned your first side job. Might I suggest Craigs List, it is an excellent source for job pricing and it is also a great way for you to mingle and understand your direct competition

Hey, I give the guy credit. Ususally they come on here with the title of "General Contractor", or "We do it Right!", and ask such a question.

At least he's honest. I appreciate that. Because of his honesty, I shall through out some bits and tips...

My tip: Simple solution for a newbi rookie doing a smaller job:

1.) Figure out your time. How many days will it take you? Starting out - be fair with your daily pricing (your day's pay, or hourly pay). Be realistic on your time; Include time to pick up materials.
2.) Factor in your materials costs + 20% mark-up.
3.) Factor in all overhead costs: Gas, insurance, etc.
4.) Also - You may need to account for a "fudge factor of 10% on materials for a job like that.

That's a good way to start out, on small jobs. NEVER, EVER pull numbers out of a hat. That is a solid way to get kicked in the arse on your budget.

Pricing a job is about budgeting the job.

Well, Atlantic was pretty nice, most people usually say a case of beer and a carton of smokes.

If it is 'side work' than it would seem you have done this stuff before?

You should know how long it will take, and how much money you need for the beer, cigs, cherry masters and than the strip club on the way home.

If I had to add all those up, um... I need at least 500.00 just to stop at the strip club!

Two offices - sounds commercial - license required?

Relocate outlet - Min. Charge for an electrician is generally 4 hrs or are you licensed? So what are you going to do with that wire running throuh the new walkway?

$5 sheetrock - where? I need some - You are looking at 3 trips or using hot mud - even using hot mud you are still looking at a 2 to 3 hours just for this

Cheep Home Depot carpet to fill in the hole? Both offices have the same color & type that you can get at home depot? Glue down or pad

FYI - corner bead & mud first, then sanding, then paint

You might suggest using a regular door with a threshold so that they can walk between offices & still have some privacy. The real reason to suggest this, is to save them from a blatantly obvious hack job as described...

charging 4 hrs @ 30 hrs = WTF are you a lawyer by day?

Always beat me to it, that would be my starting point. Here it would mean the difference between a permit and inspection or not.

Any chance of plumbing or wiring running through the wall?

Ok! I'll give you a clue. If this space has trusses , then you need to cut the opening, if it's office space you nedd an opening of 34" (handicapped) if there are no trusses you need a header.You will never match carpet so you need a wood threshold. Paint will not match so you have to paint 2 rooms, plus trim.Your looking at almost 750 and thats low?
