Illinois Framers


I know this is redundant, but...

...Just wanted to know what the cost per sq ft labor rate was for a 2000sq ft 3bd 2 bath ranch? And what all does that include? Would that include framing everything top to bottom sheething, roofing? siding? or are those seperate. Any help would be much appreciated.

about 5.50 to $6 a square foot. That would include framing the house top to bottom. Installation of windows and exterior doors. Siding etc would be up to someone else. Some guys will do the siding and shingle but not too many.

One thing to consider is the sq. ft. pricing. I don't bid on sq. ft. of living space, I bid sq. ft. under roof. With so many 3 - 4 stall garages nowadays, it would be impossible to build a 2,000 sq. ft. house with 3 stall for the same price as one with single stall.

I break it down even farther by factoring in sq. ft. of roof area, and lin. ft. of exterior & interior walls.

But just for the hell of it, I would be about $9/ sq. ft. of living space with 2 stall garage. That is for exterior complete. All framing, sheathing, shingling, siding, windows & doors, shutters, gutters, etc.

Since the boom in construction, I have noticed less pricing done on the sq/ft of living area. That was always a gimme for builders...agreeing to frame the garage for free to get the house. I charge by the sq/ft of the home total, not the living area.
