Help For School Project
Hello everyone. I'm currently doing a house building project for my project management program in university and we're developing a project plan for the construction of a house. I was just wondering if anybody on this site would like to help me gather the information I need in order to make the project as realistic as possible. I mostly need help with time, resources and money. Could you tell me how long it would take, how many guys would be needed and how much it would cost to do the following:
(all of these items apply to a typical 2 storey detached house of 2000sq.ft) 1) complete the floor framing 2) complete the wall framing 3) complete the ceiling and roof framing 4) complete the flashing (do carpenters do the flashing?) Thank you very much. Any help is GREATLY appreciated. I will provide the finished project to the site for anybody who would like to see it when it is complete. |

These guestamations would be based upon a very simple rectangular structure whose roof consisted of only two gable ends.
1) 4 to 5 days. 2) 4 to 5 weeks. 3) 1.5 weeks. 4) If you are talking about window flashing then you would probably have to include the windows as well. I would say the two guys could do a house that size in about a day. In california you would be looking at about $90/hr total. The only resource that you would have to worry about would be electricity. Are you going to get it from a generator, or a utility. If you use a generator allocate some money for gas. |

Thanks Evan I really appreciate your help. Wow it would take that long to frame the walls huh? I wasn't expecting that. I was thinking more like 1 week between 3 guys. BTW, what do you think about having a budget of $40,000 for all the framing? Roof, walls and floors? Thanks again for your help. It is greatly appreciated.

Well, you have to understand that under "wall framing" I included the floor joisting for the second storey. Also you have to figure in stairs and all pick up work. I don't know about 40 grand. Just do the math on the hourly wages, calculate workers comp. and taxes, and then add a contractors fee. Don't forget to add a materials fee for nails, hold downs, fasteners, ect.
