Going Rate For Shed Dormers


Hello all,
I am new to contractor talk so please excuse any mistakes I make here.

Just wanted to check in with anyone who is current on the going rate for shed dormers on a two story house here in the north east.

The dormer will probably be a 3-12 or 4-12 roof pitch

Framed using 2x6, with a width of 24'.

Not sure how many windows, but for the sake of the discussion, lets assume two 3'X3' casement windows

The exterior is plaster, and will be matched. That part I am sub'ing out.

No bathrooms

Heat and electrical will be sub'd out

This is a three man crew. Myself, one apprentice and one fair carpenter

Would appreciate any help on this.

I would say 300k, that leaves a little room if something comes up.

I say you should do this job dirt cheap, as long as the owner promises you more work later.

You really should read a BUNCH of posts first before you start posting. If you had you would have learned that this is not a bid pricing clearing house, where contractors come to take a short cut in determining a dollar amount bid on a specific project.

Now if you were asking for advice on what things to consider...i.e. demolition, in-attic loose electrical or mechanicals...I could share some experience with you on the things I've run across in some remodels...but then you go and ask the old "How Much" question.

You need to figure out how long it will take you, and how much you need/want to make. That's your bid.

If you don't want to figure those things out, then I will give you a going rate...the lowest one. Are you sure you will make it on that?

Okay, here it is.

Get paid in cash and pay your help in cash. (Cheat the IRS)
Find losers that will work for $6 per hour and bill $15 per hour.
No WC, No Ins., No taxes withheld.

3 guys for 4 days (because you hired unskilled or illegal workers @ 8h per day)

Bid $1440 for labor only.

Now comes the best part. Skip out on paying your help.




This is how most low ballers operate....do you still want to bid the "going rate"?

Some times you need a little tough love. I hope you can figure all this stuff out on your own...submit your bid and see what happens. Sometimes you can sell yourself and win a bid even if yours is higher...because you make the person want YOU to do it.

I think we should give the OP a break. Since pricing is different in my area I'll just give you the standard formula that will get you close.

Number of full shingles X 6, plus number of cut shingles X 14, plus number of studs X number of 16 penny nails, plus number of windows X number of flashings, plus the weight of the homeowners wife and minus her bustline = price to charge.

well he did leave a few critical pieces out... like that if the bustline is real or fake does change the price some... how much I am not going to divulge
