Framing Quote


I gave a quote to frame a 3500 s/f house in seattle wa for 5.50 a s/f it is a two story with a day light basement the roof is not cut up . 9' walls down and 10' walls up. I live in north snohomish co and the pricing is different than the south i think i should be 7.50 a s/f . ( what do you think ).??

Only you know what is fair...framers here in Oklahoma are falling like flies on pricing...all it took was the news to paint a gloom and doom picture, and prices fell. I heard one guy in now running a crew for $2.75

easy. I did one in the Fryelands (Monroe)for $2/ft. I wouldn't want to do that all the time though.

I'm down here in Kitsap County, in Port Orchard, and I was talking to a framer last Sunday who works from here up toward Bainbridge, and he said the sq ft pricing for the builder they work for (Terhune) starts about $4.50ish but goes up when you add taller walls, bays, and all the little detail stuff, so often they are around $6 something. Plus I think its $1.50 for stick framing.

I'm not sure what the prices are around here where I am for most builders. We are hourly for the GC and do more than framing. What I do know is that most of the framing right were we are at is pretty lousy and slow. Its not often that we see a crew that looks/acts and frames like they've got their act together.

How's the market where you are at? We have slowed way down, but it shouldn't be that way for too long. We might get a custom up in Suncadia like this house http://www.nashjonesanderson.com/ in the upper left of the home page. We'll see if we get it or not, but we don't have much other work.

my last bid for a 3k square foot rambler includeda 3 car garage, full framing in basement with soffets around heat ducts ,fourseason porch ,tray valut in master bed and full vault in livingroom. roof pitch was 10/12 and hipped on three sides front had a shed roof out from gable with four posts and woodrailings and deck. this was a walk out to boot. i came in at 5.50 per square which is half of what i would have charged a year ago. i was blown out of the water by a crew that would do it for3 per square. there is no money to be made at that price even if ya dont pay yourself and pay your guys 5bucs an hour . times are tough and folks are desperate to get any work . so much for that booming economy.

So many variables, depends on what part of the country, sometimes just 50 miles away, makes a huge difference. for 2 story trussed track homes in colorado springs, huge national builders like classic, richmond and pulte only pay $2.50 - $3.00 s.f. 40 miles west in the mountains its $7.00 - $15.00 s.f. i just finished a 8" log stick roof in az. for $15.50 s.f. in kansas i framed in 1997 at the start of the boom for $7.-$10 s.f. then it leveled off at $5.-$6. around 2000 now its steady at $6.s.f. in kansas. obviously the low end is for a basic 1500-2000 s.f. home and the high end is for a cut up larger custom

Was that for material and labor or just labor?
