Framing PSF Rate?
I been framing for a company for a few years now and they have been paying 3.00 PSF. Then I add extra for nails, screws, lag bolts ect...
Then I charge a bit for the truss roof system pending on its size and if it is a hip and valley, or just a common truss. extra for anything over 10/12 that may need "Piggy Backs". All in all it works out to about 5.50 PSF in all. I just now looked at my National Estimator program and updated it. It tells me that the rates now are 6.96 PSF. I live in and work around Richmond, VA. Does anyone know if the 6.96 PSF sound right? The GC furnishes all materials and permits and inspections. I just do the rough in framing to include all walls, house wrap, windows, ext doors, sub fascia, dry in roof. |

To dry in here in Oklahoma is still holding at $4.50 or so, and up, depending on the rooflines....less if it is trussed. Lots of framing crews available now here, and so I imagine the price will come down as new home starts slow.

Where abouts in Oklahoma? I can set my program to that zipcode to get a comparrison. does that include setting the truss too? Usually here the GC is supposed to rent a boom truck, we do not hand set or else I charge for what I think a boom truck would cost if it were used if we set them by hand. What about hardware? is that part of the 4.50 too?

That price of 6-7 dollars sounds like prices from the last few years of the boom. I suppose that price will come down to around the 3-4 dollar range again.

It's not horrible, but it ain't gravy like it's been. I've taken one job at $2/ft and it was a basic, basic house and I made a few dollars. Some places around here I think are unusual. About a year and a half ago, I framed a simple ranch for $10/ft, and a year ago I framed a starter for about 3.50/ft, which was more than simple. $25/ft isn't unusual for a detailed frame around here.
The dry in roof part seems a little unusual, but not surprising. I've seen the "drying in" contracts, which this would fall under. Steeper the roof, usually over 8/12, I started adding more, tall walls, cut rafters, etc...similar to what you have said. Someone who knows what piggybacks are has framed more than a house or two. You know what you should be on the lookout for so you don't end up spinning your wheels. Good luck to you.

The sq/ft rate here is always a labor only...at least for us, and I don't frame for others. When I sub it out, I furnish everything.

Yes sir framerman, I have framed a few more than a couple in my life. You mention "Piggy Backs" and some people look at you stupid. But there is a bit more work involved in installing these depending on the width of the piggy back. Most I have installed require 3 2x4 plates staggered across the truss. Garage piggy backs usually only 2. Most contractors want to pay 3.00 sf, but some in richmond will pay more, depending on who it is. I have found some GC's actually use 1960's pay scale for subs and want 2007 quality work. Go figure. But yes, even starting at 3.00 is not bad with the right crew.

Last job I put a bid on 2 years ago was around 6 bucks I think. Lots of hardware and steep hand cut roof. I was pretty much told to go get ****ed. The guy managing the project told me I would never get the contract for that much. Then offered me a job to be the pick up carp. I just posted in the GD area of that experience.

I posted here about a job I done and the GC liked to crap because i told him 1500.00. He said he had about 2/3 that in his budget. Budget, what budget ? i think some of these guys get their numbers while they sleep. (Or maybe call 1-900-NUMBER)
