Framing Per Square In Your Area?


In Montana, we get around 5 bucks a square for framing basic starter homes, 2000 sq ft +- with truss roofs and Ive never framed anywhere else and I was wondering what the going rate in other areas is.

Probably about the same here if you could find something to frame. I't's not enough for me to get my axe out there. Of course i'd framed 3-2-2's for 800 bucks in 1982. Soffit, facia, windows, included.

here in Ca its like $25 to $35 a sf

2000 sf rectangle, 3 bed, 2 bath, on slab, 2 car garage, we cut our roofs here. 2 bucks a foot.

yah what the hell. 1.50 a square is like working for 10 bucks an hour. You need 15000 dollars of tools and trailer to frame. Not to mention an 80000 dollar lift. How could you frame for that? And 25-30 cant be for labor right?

Here in Central PA. im getting 5.00 to 5.50 a foot, thats a custom 2 story 4 bed 3 1/2 bath 3 car garage 4400sq ft. Takes me about 12 days to turn that out complete w/ windows dormers felted roof, and ext doors. 5 man crew.

Framing labor in Oklahoma is down to $2.75 a sq/ft on living area....the garages are now a give away. I hope i don't have to frame to feed my family again.

I have to face steel erectors now hacking at half price on erection.....and that is tough to deal with.

labor only. we're talking the difference between a ranch and a large oceanside home. There can be some serious trim work to do. 7 piece friezes are not uncommon.

What is 6% of the final for sale price of that home example you use for this example?

Let's say $130,000 total

6% = $7800.00 This goes to the realtor as a sales commission.

Framer = $4000.00

Strange how those pesky "middlemen" get in there and carve out such a big chunk of the cost just for the insane amount of paperwork that they make the new HO sign. The WC rates for paper cuts must be a real dooozy.

That's just labor believe it or not.

Here W/C for a GC License is around 40%, Framing License Only starts @ 35%.

Our framing can be a nightmare with Hold Downs, Shear Walls, Strap this, Bolt that, etc.

No one and I mean No one passes framing on the first go around, either the engineer or the B.I. find something...or add something.

800 bucks? I call that BS. I was framing back then & we were getting more than that here in Texas. Stick a 1 in front of the 8 & I'd believe you.

Even the 1.50 price someone else gave sounds like BS too, that's less than I what I was getting 25 years ago. Heck, you'd starve to death on those prices after WC, nails, & crew's labor.
