Framing Costs


Okay you been asked a hundred times , but I have not found the answer.

Question : house has 1100 sq ft first floor / second floor 484 sq ft opened overlooking first floor.
to quote this for framing would it be for example at 4.75 per sqft at 1100 sq ft and 4.75 per sq ft also at 1100 sq because it is two stories.

And you would quote more because a 12/12 pitch roof

Typically in my area basements and second floors frame for less per sq. ft. because you don't have to frame an extra roof for them. Also, the second floor square footage is based on useable square footage not doubling the first floors footage. So your bid should be x amount for 1100 sq ft, first floor and x amount for 484 sq ft second floor. Steeper roof ususally goes for more money.

I am asking how the framers figure this .

If the first floor area is 1100sq ft and the second floor is 484sq ft
for example at 3.75 a sq ft then the quote should be $5565.00

or take for example if one exterior wall is 40 ft long and 2 stories high at 16 ft then the square footage on this wall would be 640 sq ft at 3.75 quote qould be $2400.00

So if the house 40x25 16 ft high square footage at 2080 x 3.75 = $7800.

and this would cover all rough framing?

I'm going to explain this as simple as I can. Square footage is length x width, nothing more. Height does not factor into square footage cost. The only way that height factors in is for a vaulted ceiling or something and most around here have a flat fee for each one depending on complexity. Any second floor footage is an added square footage cost and also any basement footage.

It is what it is, it's a numbers game that different contractors in different parts of the country figure differently. It all boils down to what you need to run a business, make payroll, and draw a salary. You could charge 10.00 / sq. ft. for the first floor and throw the second floor in at no cost cause you're a nice guy. Just smoke and mirrors. ya gotta charge what You need.

gman,

After reading through your posting history, I conclude that you are building yourself a house.
I notice that most of your posts are trying to price check your quotes.
I notice that you are progressing with your project, by your postings.
By the time you are done with your new home, I am sure that one could read your posting history and be able to walk all of the way through your project, from the foundation to the finished roofing.
It will not be too long before you will be posting in the electrical forum with quoted prices and asking of they are too high.
gman, when are you moving into your new home that you are constructing?

If indeed this is a price check to see if a contractor is high or low, any further answers isn't doing justice to this line of topic. I still think as jmic pointed out, framing costs vary so much across the country, with different locales having different customs with rates and what is considered in the framing package, then price checks are kind of ridiculous...kinda like the thread about how much to develope 30 acres.

A few years back, I had a guy contract with me to build a steel building....the money was down, building paid for, and I was within a week of starting when he called and said flat out he was checking prices and that others had told him I was high, and "others" could do it a lot cheaper. Ok...you guys may think less of my methods, but I told good luck with your project, I would not hold him to the contract...your building is ready to pick up, and good day. I did not miss the job, since we schedule deep anyway. @ months later, he called and asked if I would still put up the building....my simple answer?....NO. His attitude about what others told him I was charging made this a simple answer.

Yes you right I am not building a house but a cabin. I am not trying to price shop just to get a better price. I just want to pay a fair price for good work. So far I have been taken by a set of so call Contractors,

for example was quote $3,8000 for slab 25x44 , After done Contractor needed $6,000.00 /was quote $4,500 for block work /contractor said cost was $6700 after that started looking for new contractor, Written quote for for additional to correct last contractor. This one every thing like he said now he is quoting $30,000 framing labor, sorry I am not dumb . $ 30,000 for a 1400 sq cabin rough shell is just a bit high no matter were you live. This not materials.

Not all contractors are bad , just poor business people.

If does'nt matter if you pay $1.00 sq ft or $10.00 sq ft , if the work substandard. So much for you get what you pay for.

I won't be asking for prices for electrical or plumbing or stone work because i will be doing it myself .

If the forum is for only people in the trade , then why do you have section on computer /networkworking /software etc.

I quess when someone ask a computer question . I will direct them to the computertalk forum.

Gman don't get upset. There is another forum for people like you who want answers to the same questions and we advise these people to go to diychatroom.com. Alot of us including me are over there also and answer questions without judging.

As far as the computer section, alot of us here not including me know alot about this kind of stuff and we try to help those inhouse.

Yea but dont forget to not charge the extra money for the upper level

If it is a 2 story just add the extra cost to the upper level and not the whole project.

I charge $5.50 on bangers and $7.85 on high end customs and on up

In my area a two story with a 12:12 would go for about $7.50 a sq. ft.

You guys need to come to RI. For a decent framer its about $9-$10
and thats the average. Just over the boarder in Mass. its $12-$15 for a decent framer. Insurance and comp is rediculous up here.
