Can anyone clarify for me if there is some actual benefit to using a foam board vs. OSB other than cost savings (which are minimal anyway)? I have only previously built in California and the homes have been 100% shearwall structural 1 OSB and stucco exteriors. I am now in Georgia and building homes that will have brick exteriors. It now dawns on me that in Cali we were using much more shearwall for seismic reasons, hence the 100% osb. I have never even seen this foam board before, but all builders in this area use minimal required shearwall corners and fill in the rest with foam board, wrap the whole house with plastic house wrap and brick them up. I think it seems like a cheap way to go and have specified 100% OSB with house wrap for my homes, but now I am afraid there may actually be some benefit to the foam??

A couple point on the R-value, and the slight cost savings.

There were a few homes in my area that were burgularized that were done with Celotex and vinyl siding. The crooks yanked off a few pieces of vinyl siding, punched through the celotex, and punched through the drywall. Apparently it was easier than breaking into the security screen door and steel entry door.

better insulation comes to mind. I have been told that osb or plyboard isnt to high on the R factor list.

This reminds me of two stories: A house was burglarized and the alarm didn't go off because they did this same thing and second an x-girlfriend told me about the townhouse development she lived in once where she was looking out the window and a rat went right through the wall. Now a rat can chew through OSB, but at least it would give a little resistance.

This is the problem with new construction builders. VINYL SIDING is NOT a made to nail over studs and call it a day. Im in the residential remodeling field where there is a house FINISHED and sealed, studs shear wall (weather it be insulation osb or 3/4 plywood) then your exterior siding(wood siding, t1-11, esbestos, shake, whatever,lol) then we come along and install 3/8- 3/4 insulation on the walls then our Vinyl. Siding needs a strong base to sit on not that cheesy black board or foam over studs. lol Sorry I said nothing about brick, lol, I dont do brick but yes the insulation provides r-value and moisture barrier. Although plywood then tyvek then brick ties makes better sense. the gap between the brick and the tyvek(dead air space pocket) creates an insulation.

The foam also works as a thermal break, so heat or the cold doesn't "conduct" nearly as much.

MD nails the only reason to use foam besides increasing the RValue of the wall structure - I still sheathe with OSB, Tyvek & then foam over that

Here in CA I only used OSB for sheer panel where it's called for on the plans. Yes, it's specified by the engineer mostly for earthquakes. I don't install it just for ****s & giggles. It not usually the entire house. There may be an entire wall or portions of various walls, but not the entire house. If a portion of a wall is sheer, but not the rest, we only install the sheer where required and something cheaper where it's not required whether it's foam board or just strips of wood or plywood. Our customers get the option to save money wherever they can. I they want to OSB the entire house, we can do it if they want to pay for it.

Guess what? You are incorrect. Vinyl is made to be nailed into studs over the top of Styrofoam. You might want to check with your siding rep and find out before posting.
