Deatched Garage Bid


What would be a fair price on labor for a 24'x36' garage w/ Smart siding, 12' walls, and a truss roof? I've already lost out on the project, but I only bid it for $3.50 a sq. ft. I certainly didn't think this was high seeing as I get $8-$12 per sq. ft. on the track houses I build every day which are all truss and smart siding. Am I just crazy or did whoever got the job get royally screwed!! And here in KC, we put everything together on the ground(siding, soffits, windows) b4 we raise the walls. I thought my bid was extremely fair, what do some of you guys think(knowing the price changes with the area)?

You have to get input from regional contractors. Here, out buildings have to meet hurricane codes just the same as a home. One builder actually sells them as a haven, they are rated to 225 wind speed.

I know subs around here that will demo, frame, side and roof a standard 22x22 garage with 4/12 roof for $900 labor only. These garages retail for about $5,000 with a standard 1 year warranty and the cheapest materials possible, bare minimum to meet code.

I am actually thinking of adding garages to my list of services at some point in the future, however if I do I may incorporate another company or assume another name. Not sure yet.

Are we talking about just framing, siding and sheathing, or roofing as well? How long will it take how many guys? It looked like a way too cheap price for me, so I expect the guy who got the bid was actually higher.

It may be the difference of bidding the job verses working for a GC doing piece work. If a GC is responsible and you are just working for him, that is different.

While I could build a building this size by myself, I think I would rather do it with 2 carpenters and a helper. Assuming the foundation is in place and correct and the lumber is sitting on site, I would take a week to frame, sheath, side,tri, felt and roof, install windows and doors.

So salary for the guys, move wood and clean up, O&P

Well, Ive got 1 other carpenter and 1 laborer with me, and I was thinking it would take us about 3 days total to get ready for the roofers. It just pisses me off when people think they should get s@#$ for free, I mean Ive got a family to feed too, and it also makes it worse when the customer has all their toys sitting there as well(44' speed boat, 4 wheelers, race cars{69 Camaro w/ a blown 502}). I certainly didn't think my bid was out of line AT ALL, especially when a similar garage cost my brother in North Carolina $22,000 and I bid this out at around $17,500. Thanks guys, I thought I might have just been crazy.

That's a very fair price for that size garage, up here in Milwaukee I would bid that garage out at 19,900. So I guess I would lose it too. In your price does that include everything, slab included?

I just bid out a 20 x 24 garage for about $20,000. That includes subbing out the monolithic slab, stucco to match house, roofing to match house (tile), garage door and install. I will be doing the framing 2x4 x 8' @ 16" centers and trusses 6/12 pitch @ 24" centers. It will be sheathed in 7/16 OSB and the roof will be sheathed with 7/16" as well. It will have 12" soffits all around. This includes material, labor, markups.

I would bid this project out per the details you provided @ $19,975 if hurricane straps was installed on this like our state requires it would be $21,335

Yea understand on putting it together on the ground. We frame lids all the time in the street and have the crane pull them up. I am getting ready to do some insane custom homes and I will do the same with them.

My price included the foundation, slab, materials for the structure including roofing materials, and labor. I was actually going to be the GC for the project, so I put in a day or so just rounding up all the bids from around town.
