Basement Room Help?


Hello to all,

Trying to help inlaws get a fair price. As you can see I do exterior work and not Interior. I have learned long ago, " stick to what you know". Unless its yours.

Anyways the are in the process of building a finished room in there CLEAN BASEMENT and have gotten a price from a friend of mine for 10k. Seems high? But again I don't know.

Here it is in a nut shell.

Room will be 10x15 Frame
Insulate and block walls 200 sq'
Run heat duct and return air to room ( 15' away from it)
Electrical 5x recepticales/ 6x can lights / 2x switch
600sq drywall/ 150sq' celing hang/ tape and finish
1x interior door
casing for door and 80' baseboard
NO carpet
Soffit will need built around existing duct work 2x10'

Its a real clean basement and they are just looking to have a play room. His price was 10k? Again not my cup a tea, just got his specs to help him find a good job at a fair price not cheap but FAIR.

Any thoughts on what this should cost will be a great help.

Factoring in for the OP's location and access to site, I'd say $4500...+/- a six-pack.

Well now IM AM CONFUSED???? With the price swings I originally thought around 5-7k would be fair. BUT I DONT KNOW???? To go from 5-10k I think is a big gap. Either way appreciate the help.

Guys like owens corning would charge anywhere's from $15k up.

The "local-guys" are now getting in on the game, and have similiar panalized systems, and could probably do it for $11-$12k.

I have handy buddies that do similiar, but alot more customized basement conversions. They've taken just your typical basement and converted them into nicer bars than most of those I frequent, and done the job for $7k.

All depends on what you want/ what your looking for/ how good a friend your "friend" is.

Hey Marsh

What's a fair price to trim out a house?

Nothing fancy...just the fair price level of materials and I will get cheap help on my own.

And while we're at it, I was thinking also to ask GM what's a fair price for a new truck. I'd hate to over pay. I'm thinking maybe I could get a 1 ton diesel quad cab for maybe Yugo prices...you know...just to get a fair price.

Please stop the insanity.

THERE IS NO SET PRICE TO DO CONSTRUCTION.

With the myriad of materials, components and labor involved...the variables are many and often fluid. Supply vs demand (until the O sets every price of everything) and scheduling are not things you can set a price on until a contract is ready to be signed.

Have available $300 per square foot IN THE BANK...yeah right...under your mattress, and you will come in less than that typically.

I don't think the price is unfair, because "fair" is whatever the buyer and seller agree upon within a free market; your in-laws are free to disagree with it, and refuse the proposal if they think it's too much. Perfectly fair.

But that said, I agree with AutumnWood, it seems a little steep for one small room and I would probably be closer to $6k, assuming average specifications.

Just thought I'd mention the
possibility that there might
be a difference in price between
say rural Alabama, and Manhattan.
I could be wrong though.

Listen I think I made it pretty clear that is was basically I room with walls, electric, and some heat ducts. Hey and why were at at it maybe we can get it painted? Latex not gold leaf.

While I am sorry that this post disturbed you and I know there are varibles in prices from contractor to contractor. Bottom line there is still a level of fairness in pricing jobs " in my opinion". While again it is your right to agree or disagree.

With that being said I know a place that you can get a oil change for $275.00 or $595.00 synthetic. Thats not insane is it??
