Question

9'x40' Room With Pillars???

This is my first post so I first would like to say that enjoy all the great reading and helpful tips that I have read.

I have a customer that is in the process of building a new house and already has the foundation and basement floor poured. On the backside of the house there is a 9'x40' area that they now want to use as livable space instead of as a deck. This is a 2 story house that is roughly 2800 sqft as plans show now but would grow to 3160 if done like this. They have asked if it is possible to use a "column" method to support the additional 360 sqft since this is an after thought to the original plans. I am leery of this due to the fact that it will be supporting the main floor as well as the upper story. Any thoughts on this???

Care to elaborate on this?
And who is drawing the plans
for the permits?

Welcome to the site.

As long as the foundation footings are sized properly, and the columns are sized properly, I see no problem with this sort of construction.

You will have to have an engineer involved in the design, to figure the loads, etc.

THey are right, as long as you have an engineer approve design and materials, there shouldnt be a problem, we just did the same basic thing on one of our customs.
