2 Story Porch On A Modular Condo!! Help
I have to work up a bid for a condo developer in Eastern NC. The condos will be modular 2 story. There are two unit sizes a 20ft wide and a 28 ft wide.The porch will be 6 ft deep on both with a 3/12 shed roof. 8x8 piles that will extend to support the roof will be set by the developer. We are pricing notching the post building 1st story deck, handrail, and steps + 2nd story deck and handrails and shed roof, sheeting the roof and tar paper. Keep in mind these are modular units , if you have worked with them before you know that there are always unexpected problems

the developer should have pressure treated on the perimeter beam. this needs to be done in the factory.

Are you sure they're modular and not pre-fab or SIP's? Didn't think anyone moduled up to condo magnitude. Bob
