16 X 24 Mono Garage Door Framing Issue

Hi, I had a Concrete contrator pour me a 16 x 24 Garage Monolithic slab. I showed them my plans, as I will have a 9ft garage door.

They put what they call a wind lip or a Wind tray in front of where the door is to go.

The problem is, they made the wind tray 11ft long, now when I go to frame out my front wall, 1 foot of the wall would have to extend past and over the tray that is 1.5 inches deep.

In the pic, the apron is 9 ft wide, and that cut out part is 11 feet wide.

They want to put patio block in there, but I say that will look like crap.

You can get an 11 ft door for a few skins more then the 9, and it will all work out...maybe get your contractor to make up the difference...

Re: 16 X 24 Mono Garage Door Framing Issue

I cant go with a bigger door. The span rating on a double 2x10 is 10ft, if I go with a 11ft door, I will have to jump up to a double 2x12 and my code says the garage cant be higher than 12 ft. My roof will already be a 4.75/12 pitch to keep it under 12 feet high. The extra 2" header will put me over the 12ft high limit

I was thinking of having him fill in the void with concrete so I can bring my walls over to the standard width for a 9ft door.

I know Quikrete make a sand mix that is for 1" ~ 2" slabs, and I can fill in the void so it blend right in.

Just goes to show that if you want something done right, you have to do it yourself

Just form and pour it yourself or have him do it. Scrabble the surface, use a paint on bonder and a non-shrink grout or HS repair mortar. No-muss, no fuss, 2-3 hour, 100 buck job.

You did consider the header is under a gable?

Re: 16 X 24 Mono Garage Door Framing Issue

The Concrete contractor came back today and put in a 1 foot gray patio paver block and set it with mason glue. On the 1 side its perfect, but on the other side, the block sticks up higher than the slab by a 1/4 inch.

I have a grinder, is there a grinding wheel for masony? Maybe I can just grind that down so the sill plate sits on there nice, and will stay level?
