Cost Estimate Needed Exterior Stairs


I have been going back and forth with a customer on price for the demo and rebuild of Exterior Stairs attached to a porch.

I will need to put in (6) 4ft wide stairs, 3 stringers, etc.... and custom make the 2 end side stringers to be 4" wide and notch out the steps. This is needed to use there existing rails and posts which also need to be notched into stringer.

Estimated material cost for treated lumber is around $325.

What are some suggestions on FAIR LABOR COST for doing this demo/rebuild???

I am in Illinois and I figured that a more than fair labor value is around $800

HELP PLEASE - and thanks in advance!

You won't get much help with these types of questions here. You need to figure out how long the job will take you and charge however much you need to make per hour.

I don't see any reason to charge less than $40 per hour....That's if your overhead is pretty low. If you are a legit business with a license and insurance and normal business overhead, obviously you should charge accordingly.

I too am taking on an exterior stairway very similar to what you're building. The homeowner had 2 bids from GC's claiming to be around 1500 dollars. Treads to handrail. I just picked up treated 2x12's for the stringers and joists (has a 4 foot by 6 foot landing to a second story) and all the materials ran $260 bucks. It ought to take me this weekend to complete it but if I were to bid it, I would bid it at $1,000.

I'm not sure figures quoted from different locations by contractors with varying degrees of overhead are gonna help.
That said, I rebuilt (stringers to railings) a back porch (8 treads, 3 cut stringers, 4'x4' landing) in just under a day, $1,000 for the project, which included $250 for materials.
As they say, however, Your Milage May Vary.

1 man show pricing.
If materials are $325. 2 days working on it.
325 x 3 + 100 - 325 = $750.00 LABOR ONLY
These are prices in the extreme south.

if you believe that $800.00 is fair for your labor. then that is what you need to charge. keep records on this project and next time you have to bid a job like this you'll know if it was enough to charge.

You need to dis-assemble, place in truck, dump. Make sure you cover dumping. 2 guys, half a day and dump ......600.00
