Cabinet Instal Pricing
Hi guys,
I am placing a bid for a big apartment complex job and I need to figure out how to price the install of the kitchen cabinets and counter tops. I don't know if I go buy linear feet for each one or by the box install. all the materials and supplied by the GC. Any help would be greatly appreciated. Time is running out for me. Thanks.

I would do it by piece, that will give me a rough estimate, and then I would work out how long it would take me to install an apartment, and then break my bid down per apartment, and lower my prices accordingly.

I usualy go by the hour but I need to figure out a price per cabinet and or per foot. What is the average price going per cabinet size and per linear foot for premade formica counter tops? Thanks for all the help guys

i second what koc had to say. i would get the different floor models for each apartment. lets say there are 4 styles. i would determine the cost per box then translate that over to the 4 different styles. also you will probably be looking at vanities and utility room cabinets/shelves. i would give a flat rate for each style apartment for just kitchen, kitchen and vanities, and total kitchen, vanities, and utility. as for the counter tops, i would figure them per foot per apartment. have different options such as low preformed style, to hardwood faced laminate, as nice as a solid top.

my price for a cabinet will be different from yours. there are two ways to figure this. one is figuring how long you take and how much you want. if you want to make $25.00 and hour and it takes you two hours to build a box and hang it, then $50.00 labor plus cost of material. the second is more of a gamble, but for lack of experience on your side to help determine how long something might take. use a flat book such as rsmeans to price by. you will find that it will work beautifully in some cases and in some cases not so helpful. there is another flat book that gives the going time rate for skilled work such as how much time it would take an average carpenter to do ___________. you then take that time and multiply your hourly rate by it and there is your labor rate. you still need to figure material.
if you are more confused now, then you can always bid the job straight time and material. |

odd you should ask this because this is exactly what i'm doing right now. Unfortunately for me, I was in a bind and they knew it. I agreed to install per unit which is not entirely bad, but not advisable.
I'd figure roughly $50 a box for the cabinets (not sure about countertop), figure an average room, find your total and round it a little down. Right now, moving from unit to unit is the big time spender. If you can figure a kitchen every 2 days or 3 days right on the button, then figure what you'd like for that time. Also, having your tools on a commercial project makes me leery. I've left them overnight and just hope everything is there the next day. Lots of people on the jobsite. Also find out who spreads the cabinets to the units. That's a huge deal. You don't want to be lugging cabinets up to the third floor by yourself, I guarantee you will be losing money. |

Framerman makes a huge point-who's lugging around the cabs? Just finished a commercial job in Chicago. 4 floors, 5 units per. Was geting almost two kitchens done a day on the install, but the time it took to move cabs around was not time well spent. 55 inch islands up three floors (no elevator yet). We had three of us spreading from the commercial space to each unit, but by the end of the day, there was still 40 cabs sitting downstairs. Those were left to the installer (me). Oh well, I'm still young, right?

I do $25.00 linear ft for base $25.00 linear ft for uppers and $50.00 linear ft for full ht. cabs. That includes all trim and crown and plywood sub top. That does not include Finish couter top, Install of knobs or pulls or paint and stain.
The job is stocked and ready for install when I get there. Roger |
