Ideas For Letter To New Homeowners..

I'm thinking about mailing out letters to new home owners. Both people moving into new and new to them homes. Anyone have any tips for the letter? I know to list my services in the letter, but what else should i include?

The local news paper publishes all the real estate transfers. So i plan on getting the addresses from there. Since just have the persons address and not there name, what should i address the letter too?

What ever advice you can give me i'd appreciate it. I plan on getting some letters out this week. There was over 150 transfers in the paper yesterday.

Matt

Matt,

If you can post or email some of your basic company info, what services you plan on offering new homeowners, I can draft you some samples that you can modify to your liking.

Address it to ‘New Homeowners” and tell them a little bit about what services you have to offer. Good Luck

Re: Ideas For Letter To New Homeowners..

Dear New Homeowner,

Congratulations on your recent home purchase. The decision to purchase a home is often one of the most important choices of a lifetime. I wanted to take a moment of your time to personally welcome you to "insert neighborhood or street name or house address to show it's a personal letter not generic". Owning a home is a something to be proud of and we here at "insert your company here" take as much pride in the homes of our customers as we do our own. We are available to you for services such as "insert your featured services here" Whether your home is a newly constructed structure or an existing home, routine maintenance and timely repairs will maintain your investment and preserve it's beauty. Choosing a contractor to trust with your home is often a difficult and risky decision. Unlike some in the industry, "Insert company name here" helps remove the risk by providing you the homeowner with proof of licensure and insurance before ANY work commences. Our response time is one of the fastest in the area, ( If that's true for your company) and we provide only the highest level of quality in every project we undertake. We are available "insert your business hours here and if you offer 24/7 emergency service or not" for needs that arise. If "insert company name here" can be of service to you, please feel free to call on me, "insert your name here", personally at "business phone number" for priority response. Again, welcome to your new home.

Respectfully,
Your name

( handwritten signature it here IF above letter is typed )

*** Company
YYY Street
ZZZ Town , zip

Fold a business card into the letter for quick easy reference when they do need you.

Hope this helps. If it's not quite what you were looking for, let me know and I'll draft another. I can't even hammer a nail straight but this end of business I'm ok at. (haha) Guess that's why he's on the jobsite and I'm in the office.

Talk to your local office supply or Kinkos, etc about the refrigerator magnets the size of a business card. They're sticky on one side, you attach your business card to them. Send one of those along with your letter. Most people will use them. Your name will be front and center while holding up the grandkids school picture.

Magnets are a good idea but i think they work more over the long haul. I am planning on moving out of state at the end of the year. So i am not sure the extra cost will pay off vs mailing out just business cards. What do you think?

They sell them at Office Depot for your BC or printer. Try hiring some school kids (college) to hand address the envelopes and your response will double. Check out www.salesgenie.com this is a web based program for mailing lists owned by Hill Donnelly and we love it, a little pricey but worth it.

Re: Ideas For Letter To New Homeowners..

Matt,

I'll share with you a powerful tool I used when first starting to do what you are doing with new homeowners. First you'll need to be in somekind of networking group or have a few contacts. It goes like this. What you want to offer the new homeowner is a "welcome basket". In my baskets I have gifts and offers from everyone in my networking group as well a fruit or chocolates or whatever you choose. I do this for several reasons. The first is everyone involved shares the cost of the baskets as well as paying someone to deliver them. When the new homeowner gets their "welcome to the neighborhood" basket they open it and find small gifts and coupons. For instance, There are coupons from the local termite guy, the salesperson from the orchestra as well as the theatre. A gift from the local car wash and bowling alley as well as free inspections from the window and door company, the local alarm system company and my roofing company. It is a real nice basket filled with information on their local territory. Restaraunt coupons and free brake inspections ect...you get my point. It's a great return on investment.

We did this once years ago. Sent out over 100 intro letters with biz card magnets. Not one made it to its destination. I called the post office and started raising hell, and they hollered back even louder. Seems the magnets get caught up in their metal sorting machines. I swallowed my tongue, apologized, and hung up. Lesson I'll never forget.
