Door Hangers

I'm moving my business from custom remodels to a more production oriented builder only building garages. There is a huge number of detatched garages in my metro area that are in desperate need of replacement and only two contractors that specialize in it.

But, production marketing is new to me.

I'm starting out with about five thousand door hangers and following up with a postcard mailer.
I'd like to get an idea what response I'm likely to get from people who have tried these methods.

Also, I thought a free garage door opener giveaway with each new garage would be a good incentive on one or both pieces. And the idea of giving away a free $10 starbucks gift card for each appointment set has been suggested. We're thinking that would be more of a brand association benefit on that one. The area I am hitting is definitely an urban, somewhat yuppie area. Lots of small houses sitting on high valued plots of land. Nearly all of the homes are sitting on alleys with detatched garages, many in need of replacement.

I know I'm new here, but I promise to add my experience where I can.

Thanks

Re: Door Hangers

you may want to hit up condo associations too.

Door hangers are great.
But better if you use in proximity marketing.
Like if you do an estimate or a job, make it a point to put out door hangers / flyers in that area.
You'll get more feedback that way.

Last fall, we had a neighborhood that we did 8 estimates in a week period due solely to door hangers and homeowners seeing our truck down the street.

The gift card for just setting the appointment is probably unneccessary overhead.
The free door opener is a superb idea, and if you showcase it right in your advertising, it'll bring you business.
You have to advertise benefits, not just a mere service.

Re: Door Hangers

All customers look at a marketing piece and say "What is in this for me?" They only care if you can solve a problem they have.
