Direct Mailing To New Homeowners


I am thinking of mailing to new home owners. How should I go about this?
Where is the best place to get a new homeowner list or service?
How many of you guys have had success with mailing to new homeowners?

Buy a list from info usa. For like 20 bucks a month they will email you all the new houses sold in the area you want to mail too.

That is your best bet. I'd get the list emailed to me and mail the people every month for a year or so. If you did this, i bet you'd get a ton of work and could cut back on other advertising methods.

BTW i think 1% or more is a lie when it comes to large mailings. Out of 5k letters i am going to send out, i do not think i am going to get 50 calls.

Now after i mail those people 5-6 times all year long i might get up to 2-2.5% response, but never after just 1 mailing.

Now if you target new homeowners in your target market, you can get up to 5% response. I've done it.

If you were painting or pressure washing maybe but big ticket items..I think your right. How many people buy a beamer and how often? How many people buy a honda accord these days and how often?

Its no different being a painter, we do alot direct mail, 1% is about right, and that 1% does not always buy our services.

Funny thing about direct mail, last yr I had a few postcars left over, just mailed them out at random to old list I had, hit a job that led to ton of work...........ya never know.

Home sales are a matter of public record. Often you can find something like this; http://www.tcpalm.com/tcp/real_estat...374841,00.html You can really target potentials.

Send a nice Hallmark card, "welcome to the neighborhood". Hand address it, include a small note and a business card. It will make it past 99% of secretaries and maids and will be opened by Mr. or Mrs. new HO.

Card stores dump their inventory after holidays, you can buy them cheap and use them the following year as thank you's or base touch's.

I think your right on this. Not everyone has 50k+ for a pool or for a high end landscape.

My letter is crisp and clearly describes the type of company i am and the type of jobs i am looking for.

I might only get 2 or 3 jobs from 5k letters. But its most likely going to be over 100k in work.

Most recent purchase, high-end HO's expect to spend some serious dough to make their home their own. $150-250K is pretty average around here.

Paint/wallpaper/window treatments, is at the top of the list. Flooring/trim second. Baths and kitchens in that order unless they cook & entertain, then it could be reversed or simultaneous.

If your making money than who cares. But you may have to put more out there to land the big one than the paint guy.

I would check into your Chamber of Commerce. They send out letters to all new homeowners every month. I believe they may get this list from the county. It is pretty simple, you just pay your annual fee and they do all the work. Good Luck.

Is the "Welcome Wagon" usually a division of the local Chamber of Commerce?

That would be a good list for new home owners in your area.

I get hustled by a few groups trying to get me to buy into new homeowners.
I agree that this market is worthy of income but they are also *if new to the area* most likely to price shop for services since the ad in front of you needs to be tested for clarity. Consumers are price driven first then quality. You find more of price than anything else, thank goodness they are not all the same. I've thought about direct mail for years and just never did it. It seems like every call I did, another followed or another person heard or saw the vehicle in the driveway, grew from there. If you have a website and it's tactful, invest in someone who understands search engine optimization along with a clean site exacting your content to the product and areas you want to reach. If you're a painter and want to be found 4 cities away, better have your keywording, meta-tags following that logic. You want to get a piece of the pie involving your biggest competitor? Tag their company name indirectly into yours; most times you'll find out that this is common practice with your competitor and that's how they are driving the numbers up. Indirectly set up a raffle that's legit from a company other than yours, have that company then ask to put that raffle *free tickets, monetary reward, trip* on their counter, legitimately award the winner and now you have a list of every person that walked into your competitions building. It's then up to you to take the torch and shine light on what you want to do with that address list, curtail the agenda to offer more than that other guy and go from there. Is it right or fair? Depends on the outcome. If you're hungry you'll do what you have to do to eat.
