Anyone Want This CL Lead?


I had this e-mail to me today. I think you will love this lead:
Contractor,
I have a 1BR apt.+ den in Uptown Manhattan, and am looking for someone to expose brick which has some kind of a plaster on it, brickpoint it and then give it a shiny waterproof glaze. Among a few other things, I also need them to smooth out all the other uneven sheetrock walls, rehang a door, put up some shelves, strip the paint off the interior of all the windows and doors and add some moldings, etc.. The specifics are detailed below, and the price to beat is $6,200. I will be showing it Tuesday at 4pm.


The work includes all your labor and materials for the following, unless otherwise noted:
-exposing all the remaining brickwork on the entire eastern wall of the apartment, removing all poor previous work (silicone, caulk, paint, including painted fireplace, etc.), loose pieces/mortar, scraping, washing, brickpointing it (everything involved in brickpointing), and covering the entire thing with a thick waterproof shiny glaze, including the areas covered with plaster (including behind moldings)
-doing the same above brickpointing and waterproofing for the bathroom on 2 of the 4 walls (including all demolition in bathroom necessary to access those 2 walls)
{this bathroom brick will be the first task to be started and completed}
-strip all windows and wooden sills, doors, frames, trim and moldings, base and crown including bathroom window
-stain and water/moisture treatment protectant them and all moldings dark stain to match the bedroom mantelpiece
-install all moldings that match to the rest of the apt. on both North facing windows and any door that needs it after brickpointing, such as the middle door-frames
(bull's-eye moldings are 4 3/4" - 4 7/8")
-install all moldings throughout apt. that match pre-existing moldings wherever missing, especially crown moldings
-install clean, neat, recessed, keyed locks for sliding closet doors
-rehang/upright existing middle large wooden door and replace frame’s wood
-removing and reinstalling all moldings that needed to be removed in order to properly complete any other task
-remove and discard existing kitchen counter/cabinet and china cabinet
-take care of disposal and removal from property all debris (also not left outside, on sidewalk or street)
-add additional layer half way up of sheetrock to back kitchen wall in order to flatten and line-up flush with pre-existing higher sheetrock level
-flatten, smooth, patch, tape and skim all walls and ceilings
-then decorative plaster treatment (venetian) on all walls except exposed brick and North/South facing walls (if new thin, flat sheetrock is overall cheaper then that is acceptable as a replacement for the decorative plaster treatment)

-to install another door in apt.'s most South interior wall
-thoroughly scrape, prime and repaint entire apt. -- all ceilings, metal doors and fine insert outlines on North and South walls in a wipeable/cleanable bright high glossy white, entire remainder of apt. a flat non-glossy yellow cream more toward the reddish end of the scale (specific shade to be chosen later) and pipes/risers in black heat-resistant paint
-install bi-fold wood shades in 2 North facing windows side frame-pockets all the way to the top
-install couple shelves which can hold significant weight for VCR, cable box & DVD player in kitchen and several large ones for books in next room
-dig down enough near old fireplace in kitchen to install matching hardwood flooring, should be about 1/4"
-fill in any apt.’s little holes that the smallest insects might be able to travel thru
-secure mantelpiece to wall
-generally fix any unevenness or ugliness

The following work listed below includes the labor for the following tasks, but not the major visible component/part:
-install new undersink kitchen cabinet and hang oversink kitchen cabinets (contractor will be reimbursed for cost of cabinets)
-deliver and pick-up all parts/materials



Anything previously discussed and not mentioned in here is included in the price. If contractors want to receive any payment before job is fully completed, he will provide photocopy of at least one of his government photo ID. If contractor uses credit card to make purchases he will collect all money before he even gets his credit card bill in the mail. Entire job should take about 1 and a half weeks from when work starts, but entire job must be finished in 3 weeks maximum from when work starts. The bathroom exposed brick will be the first task to be started and completed.
Customer will do final inspection to determine whether "done." If you are ready to go forward on these terms and confident you can beat $6,200. reply to this email that you can.
I will be showing it on Thursday afternoon. Specifically, what time on that day is it good for you to see it in Uptown Manhattan, and confirm your free price quote? Thank you.

Why, that sounds like an outstanding opportunity! Golly! I think I'll head right down to Manhattan with all my stuff, and my guys, and get on this one right away!

What a forthright customer! I really do like "If contractor uses credit card to make purchases he will collect all money before he even gets his credit card bill in the mail." I love it when a customer gets involved in my "financial planning".

Somebody will do the job for whatever price he wants to pay. Unless I overlooked something he is only looking for price and time frame....Quality?

Did any of you read all that horse shi*. I went on a lead over the weekend for a deck. The guy kept coming back to price and getting bids. I told him flat out that I am not the cheapest guy. At the end of our conversation he said to fax him or email the proposal. I dont mess with that...if Im getting vibes I will give him a verbal price and highlight the benefits in doing business with us...if he agrees than I will type it and meet up for a check. I am letting us both off the hook and saving myself time from a price shopping jerk off.

It's probably priced that way and this goof is hoping to make a $55,800.00 Profit on it. You know the type....

Uptown Manhattan (yeah...that's a very poor area....)

I always hope those guys get commitment from a shady contractor..sure Ill do it and it will only take a week. Just right me a check for 1500 and Ill see you next week...then they get a know show...but more likely he will find some poor soul who is a poor business man or has a crack problem. You just never know who you might get.

I have mixed feelings on that reply. On one hand yeah absolutely the guy is price shopping... on the other hand if he calls sears and home depot for the same job I'll be the cheapest. If he calls fresh-outta-jail bubby or the handy man down the street I will be the highest.

Since I have already taken the time to go out and meet the customer I will write up an estimate for the job if i want it. I learned a few years ago that by me not giving him something to say yes or no to, I am really just saying no for him. I also belive that by me only giving him a verbal, yeah the ONLY thing he can focus on is price but maybe, just maybe, by me giving him a details scope of work professionally written and printed perhaps I can bring him from the dark side and into the light.

I could say a lot but it's beddie-bye time. I think that there's some street people that would work for that if they could live there during the job and the cust. paid for food.

My grandmother lives there and the logistics alone must be insane.

All of the above plus a few more dragged out of the bar. They'll probably have some valuables in there that will disappear. When it's all over they'll brag to their freinds that they got all the work done for 6200 usd regardless what it actually cost them.

I actually had one i walked away from but saw the guy at the gym regularly. Three years later, in front of a group of guys, he told me that he was done,(which he probably wasn't), and it had cost 28k. I just said "yeah i couldn't have done it for that"... That pretty much ended his bragging.
