$38.00 Sq.ft House On Your Lot!!


I have noticed on some previous threads that some companies are offering this low $38.00 sq.ft (starting at) $38 bucks. hilinehomes.com and realityhomesinc.com .


I have a couple of questions.

1st. Can they really offer these prices?

2nd. Does anyone know what they offer for the starting price of $38.00 sq. ft?

if anyone works for them please respond!

TnBubba, if these are the people you are targeting to sell your spec homes too, you might just as well sell all your tools and equipment and find someone to work for. You will never be able to compete with these so called cheap sf numbers. Do not worry about what they charge, sell your yourself and your home building capabilities.

You can't even excavate, put in a foundation, and frame a home for $38 a s/f!!! My prices here in utah average between $120 for a starter home to $140-150 for nice customs.

Years ago...like 7 or 8 I was doing nice customs for 85-90 here. Those days are LONGGGGG Gone

I noticed a few things at the hiline site...
- elec as per code
- plumbing as per code

Both indicate absolute bare bones code minimum.
On the elec. end, this would probably equate to tons of outlets on few as possible #14 circuits [15A], low quality devices, low quality light fixtures - possibly "key less" as that would be considered a "code minimum", etc.
On the plumbing end...the fixtures would probably be the quality of the big box "$98 toilet in a box" type.

They also claim "30 yr roof shingles" ...whatever that means...IMHO, all roof shingles are not created equally.

They do claim:

...I have a hard time believing this...unless, of course, they pummel the client on the extras...ie:
The floors appear to be some sort of imitation tile linoleum product or an equally cheap "tile" ....any upgrades to the floor finish will be a fortune...maybe including extra joists for deflection.
The heat is "forced air elec. wall heaters"...as oppsoed to an actual forced air ducted system...I didn't notice an AC ???

I could go on, but it seems to be bare bones minimum with extras galore.

Reality doesn't show there prices on the web site & all the ones listed for HiLine are all above the magic number of 38 that I checked - the lowest as I recall is $45 & that is probably for there "Super Frame House - i.e rough ins only completed, with drywall installed & textured"
The garages started at 24.86 a SF & they are going to finish out a house with drywall, elec & plumbing for $13 more - nope not happening.

Don't try to beat them on price - beat them with Quality & Ethics

We have hundreds of HiLine homes around here.

Their website does not really say all that much about the pricing and what it includes or excludes.

Also this website is a blog from a person that is having a HiLine home built.

Now the price does not include permits, excavation, power, water, sewer/septic to the house, etc. You will have to pay extra for everything to get the site ready to build. Basically the price is for a home built from the foundation up and completed on your ready to build lot. Also on a lot of the plans, the garage is extra. The most common plans being built in our area is the 2776 model and the 2112 model.

And the house are really cheap if you don't do any upgrades. Vinyl siding, the most basic cabinets and fixtures and not many cabinets. Jus figure what would be the cheapest you could go on doors, trim, etc. and this is what is in this house. The roofs are basic 30 year 3-tab shingles.

But they do have their own branded house wrap. LOL



Edit:

Forgot to add. There is a place for these homes, for those that can barely afford a home. And I would rather see these homes bring built than a bunch of mobile homes being put in.

I know a guy that is disabled and he was going to replace his old mobile home with a new one. They wanted over $70,000 for the new mobile home plus setup, etc. I asked him why would he want to buy another mobile home, after he has lived in his old one for 20 years. They don't last, and they loose their value. He is going to get a HiLine home now for about the same price and same Sq footage. At least now this will hold its value and will probably go up over the long term, whereas a mobile home is going to do nothing but go down over the long term.

That was my market the people for 1st time home buyers and potential mobile home customers. I dont believe that I could build for 38.00 but using this concept I could still build them a great starter home for alot less than the comps. This is a marketing and sales forum isnt it? Just trying to get some help in this great depression 2.
