Xactimate Versus Actual Cost Value Replacement Averages.....Do They Figures Compare?

Xactimate Versus Actual Cost Value Replacement Averages.....Do They Figures Compare?


I looked at the Cost Versus Value Report from Remodeling Magazine and the prices on the average job and specs from their surveys of actual regular jobs seem to be highly different than what I recall Xactimate stating the averages to be.

Would someone who uses Xactimate be willing to plug in some rough numbers to see how they compare?

Now click on the above link and do a comparison for your region, or in my case the Chicago area.

I would Love to get that average roof for the prices they state.

2008-09 Projects
Roofing Replacement
Remove existing roofing to bare wood sheathing and dispose of properly. Install 30 squares of 235-pound fiberglass asphalt shingles (min. 25-year warranty) with new felt underlayment, galvanized drip edge, and mill-finish aluminum flashing. Assume a 5-square hip roof; custom flashing at two average- sized skylights; and custom cap treatment at vented ridge.

The numbers listed in the report are about 20% more than quotes I have received and paid.

I could see a roofing contractor getting that price from a homeowner here.

One thing I will say roofers here have pricing conditioning locked. They all make good money here and the pricing is pretty close on all the guys installing shingles.

Funny enough my estimating software puts the estimated price of the Job (what the contractor should charge me) higher than the quotes I receive

The sub price is 22K I would sell it for 29K

I am going to say in my area, they are probably 40-45% higher. (illegal labor has driven the price way way down)
