Whats your favorite project?

Just curious to know what some of your favorite residential reno projects are? Bathrooms, Kitchens, Whole house, additions, decks, sunrooms etc etc?? Also, what do you feel is the most profitbale?

I will take first stab here and say bathrooms, that is what we have done ALOT of, have it down to a science, in and out in a little over a week for a very basic, and I love playing around with fancier ones. Profitability is good too.

Most profitable for me are bathrooms
Most fun are kitchens

jobs I like because of the cashflow large additions and whole house remodels

I use to like doing big commercial jobs for the challenge, but since I went into buss. for myself 2000 to 3000 sq. ft. houses were better money's quicker and i don't need any help

The highest margins for us are on the $20k-40k high purity piping projects. I once cleared $30k on an $85k project, but I was on site every day directing the project like a non-working foreman. It's good to do that every now and then, but I don't have the time to do that with my engineering and estimating duties. The larger the job, the less well we do. Our systems and our structure are better suited for smaller jobs. I'm doing a $1 million job right now that will be lucky to break even, only because we got too busy to dot all the i's and cross all the t's like we would normally do on a small job.

Anything indoors, I dont have to wait on weather, daylight, is when I make some serious progress. Roofing on a low pitch, 5/12 to 6/12 is ok if the weather is right, partly cloudy, 70 degrees.

Favorite project I have ever done was force a deadbeat GC's house into forclosure because he did not pay me when I framed it. Tried to take me for a ride when I was 23, but my dad was an accountant and showed me through the lien/foreclosure process. This guy in particular did it to a ton of people of every trade and many of them never took him to task on his actions. I swore from that day on I would never want to go through that again and I would never do it to my subs.

I prefer bathrooms. They are usually quick and easy, usually.

I like doing total renovations.
