What Contractor Would Look At This Problem? (Water Leaking From Doors/windows...)


Our company just purchased a new commercial warehouse/office building, pictured below. The front face of the building has nine entrance vestibules, which we intended for multiple tenants. We had our offices fit out mostly along one side of the building, and we are using three of those entrance doors into our office space. The other entrances on the warehouse side are unfinished from the inside (you can see the exposed wooden crippled studs between the lower and upper windows, etc).

We just had our office space finished being built last week. Tonight was the first rain storm since the space has been finished, and a big problem hit us. Every single front entrance vestibule is leaking in multiple areas. All three of the office vestibules are now damaging our carpet and inner drywall. The 6 warehouse entrances are all leaking, but not damaging anything significant. The sides with the doors have leaking along the whole upper frame over the door and door sidelights. The other side with just upper and lower windows has significantly less leaking, but at the same spot between the upper and lower windows.

I will try to put better pictures up tomorrow showing the water and where it is entering.

Who would be suited to diagnose or repair a problem like this?

Sucks to be happening around Christmas time I will add, as many contractors won't be picking up their phones soon. Hopefully some of you are still on the forum though! Thanks in advance.

You would want a commercial glazier, or someone that specializes in storefronts. Do you know where the water is coming in? Its either the seal between the window door unit and the brick opening, under the door unit, or there is a leak in the glass wall where the glass is sealed to the aluminum frame

I'm feelin' for you....been there.

Problem with vertical facades is the water wicks back through any dimensional detail on the face of the structure. I've seen water wick right through and around the head of windows and doors right down the inside to the floors....sucks.

Follow the water...it will lead you to the source...thes is where you will find the leak(s).

Every single door and window leaking.
I would first follow the moisture trail like someone allready mentioned but would also get someone on the roof and look at the metal caps covering the walls and the flashing work on the walls at roof level.

I would agree with Slyfox. If all windows and door entrys leak the water must be getting in the walls from the roof and coming out the open cavities. You can put all the sealer you want on the outside of the windows and doors but if the water in the walls it will not help.

As a residential window and installer, and someone who has done the AAMA certification, I gotta say I am Shocked at the way some stuff is done in commercial work. Especially places like Mcdonald's, where it looks like the windows just get slapped in, and they run a 1" bead of sealant around the window, Are they just expected to keep applying sealant as they fail? Ive seen two year old stores already having serious breakdown of the sealants.

They usually just replace the building every 10 years or so!

These are all interior pictures of the various entrance vestibules. Some are in the unfinished warehouse side, some are in the finished office (drywall).

I noticed today that the metal area between the upper and lower windows are rusted on every vestibule. Also, there is a metal trim piece at the very top of the upper windows on the inner and outer sides. The inner side is rusted, the outside is dry and not rusted.

I will climb up to the roof and get coping pictures later. The more I look at this I think its a roofing flaw?

Would it be unlikely that the brand new windows would be faulty?

The outside picture below is showing that the metal trim piece below the bricks (and above the windows) is dry and not rusted.

This picture has bad lighting, because my camera didn't have a flash on. But in this inside area just above the upper windows, the metal piece under the block is rusted out (and the building has only been standing for 2 years).

Seeing the interior shots has me wondering whether the water is entering at the top of the brick sills of the uppermost window units than working its way down.

That shot you show with the bad lighting appears as though there is flat sill.

Maybe they forgot to seal the windows at the sills.

Well, I looked at all the pictures and didn't see anything wrong with it. It's modern construction, right. Normal in today's market. Get over it.































Check the coping, then the roof termination details along the walls. Does the water pond there?
Were all the brick wet on the outside, where the leaks were?
Wind driven rain?
Many variables here.

LOOKS LIKE THE WATER COMES THRU THE WINDOW COPINGS(EXTERIOR SIDE),I would follow it upwards and look at the roof and where the drains etc are,including how the metal over the roof copings is flashed

the fact that the inside of the lentil(metal support for block) is rusted appears to point to a roofing problem

Here is some of the roof copings. This building is about 18 months old, and so is the roof.


I was told the roof was top of the line, and it carries a 10 year warranty labor/materials. (with 9 years remaining).
