Wanting to start a house not up to code?

Ok, I was wondering if anyone can give me some sound advice on what to do here cause i don't want to be liable for anything down the road.

Here is the deal:

I found a GC, that needed paper + wire and he also wanted to do the Stucco. So we decided to take the job and began work with double 30 min. and stucco wire. The first day we noticed that the windows and doors and floor joints had no home wrap, seal, or anything. So this GC said just to get some Tyvek home wrap and tape it on around the windows with simple red tuck tape. This should have set off red flags for us right away but we decided to go ahead and let him worry about what happens.

It turned out the Home owner paid him for the job we finished and he wrote us a cheque which eventually bounced. Its turns out he took their money and ran like a deadbeet. So we didnt get paid and eventually got to the home owner and told them we have to go ahead and put a lien on their home.

We worked out a deal with them to give them a small discount if we decide to go ahead and stucco and finsish the project, so they did pay us for the Paper+Wire work.

Now they want us to finish the job, but I am reluctant to start unless the windows and brought up to code, Which now they use Peel and Stick here which is code where I live, but there is no proper home wrap anywhere around the windows.

I want to do this job becuase it will be quite profitable for me and my partner but don't really know what to do.

I don't want this to bite me in the ass later on if there are problems with leaks and moisture around the windows.

There is nothing but plywood and window frame, faked home wrap and red tape seal, not ideal at all.

I was going to charge them for the peel and stick around the windows but I have to peel back the wire and papper around every window, but even then it might not be enough, It is convetional stucco job so it will breathe but i am very concerned.

Would signing an agreement with the home owner saying we are not liable for any leaks? or something to that effect work?

I never seen any house leak that I did with red sealing tape but its not code anymore, the important thing is the home wrap, there is NONE anywhere.

They really want to get their house done and are really nice people but I have to protect myself too.

Can I properly install home wrap under windows after the are put in?

Any ideas would help, thanks in advance.

I agree, I always strive for quality and I always try to do everyting right.

I am not a glazier, and I need to know how to properly get the home wrap under the windows.

I have to take out the windows and install it again, or get someonw to do it for me and charge for it.

I will not start this stucco, unless I know for sure the windows and doors are properly brought up to code, no exceptions.

But I don't know how to install/reinstall windows with proper membranes.

But I know it can be done.
