What is 'tenant improvement'?

Does that mean kick out the bad ones, and rent to good ones?

I managed commercial and residential as a side job for 7 yrs. The easiest way is to raise the rent. Check your local laws. Here, we cannot raise it more than 10% per annum without justifying it with capitol improvements.

If the folks are a nuisance , just call the cops everytime you get a complaint. After a few you can file for eviction.

30% of my business is make ready.I make allot of money in this field. I wish all my business was this. I have 5 major clients I do business with every 6-12 months and some for emergency repairs. If you check my webiste Cole you will see the serivices we list.

I thought tenant improvement was commercial work, specifically creating a finished space out of raw space. Such as a strip mall.

Yeah, that is what I knda thought too. To me it sounds like (what Adam & Teetor described) it is more of a 'property management' category.
