Spec House Plans


I am looking for a website that as basic home plans in the 1750 - 2000 sq ft range including bonus room sq footage. Most of the sites have plans with way too many cuts and angles. Any suggestions?

I design my own. I have substantial design and construction experience. The lots I build on just won't work with off the shelf plans.

If you don't have the design talent, find a pro. I've seen many people skimp on design money and end up losing $20,000 or more in the sale because of a crappy design.

Design is also critical in cost effectiveness of construction. I've done plans for my plumber and framer for their own homes.
