Site Plans For Addition; Am I Getting Ripped Off?


I understand this forum is for contractors, but i've tried other forums and there weren't a lot of replies.

Site Plans for addition; Am i getting ripped off?

I'm having plans drawn for some remodeling and addition work i will have done. The plan calls for a 3 car garage in the backyard, a connection between the garage and the house, and closing in the carport to create a great-room.

Square footage wise it is about 700-800 for the garage, and about 300 for the carport and the connection.

They are charging me $1500 for the architectual drawing, and the engineering drawings. This breaks down to:
Two permit drawings $1100
Site Plan $200
Energy Calculations $200

Now i find out that i need to have a topographic survey done. None of the survey companies want to do the topographic without doing a boundary survey. I have an old, but valid boundary survey, but they say they want to do their own. The company that did the boundary survey no longe excists.

So basically now i find out it will cost me another $600 in addition to the $1500. I feel like i'm getting ripped off. They architects must have known how much a boundary and topographic survey would cost, and that is why they gave me a low ball offer.

Am i wrong with feeling ripped off, or is this cost in line with standards in South-west florida?

I'm not in Florida but the prices seem fine and about topographic survey, look on your cities website, they're usually required for most construction, it's not a hidden secret, you should have known this.

Those prices are pretty good compared to prices i've paid for topo surveys and plans.

You are DEFINITELY getting TOTALLY ripped off...I know a guy who will do it for HALF that...of course you have to wait until he gets out of jail and sobers up....and becomes an architect

Those are typical Florida prices. And if you don't like all the regulations, tell your legislator. We have to deal with this nonsense every day of the week.

That is a good deal compared to california.

Why not get whoever did the boundry survey to do the new one?

How old is it really?

You think the site plans are expensive, yet you want a project of that size done. Let me guess your going to GC it yourself.

1) Welcome to our world.....every freakin day of the week!

I've never worked with an engineer who would use someone elses survey. Nor would I expect them to. This forum is loaded with contractors who have uncovered incorrect survey's.

Those prices are actually less expensive than I've seen.
