Really Needing Some Pricing Help! Anyone?


We have recently started a company but DO have experience to do the work... the only problem is bidding on jobs...

Right now we are working a quote for a major job that could set us on our way but really arent too sure on the pricing. The dims are below if anyone could please help with some advise!

This quote will be incorrorated with other aspects of the job including drywall, wood flooring, etc. Please help in anyway you can!

COMPLETE DEMO OF ALL LANOLEUM FLOORING AND REPLACING WITH TONGUE/GROOVE PRE-MANUFACTURED WOOD FLOORING-

TOTAL SQ. FT = 645 sq. ft




If you have any information on a price for tearing out and/or replacing with the wood... PLEASE LET US KNOW!

Any help at all will be GREATLY APPRECIATED!!!

This is SHEETROCK work that goes along with the same job that I have previously posted... If there is any advise you can give on bidding please reply. This is a really good project to start and i really need to know a good price to start so I am sure to get the job!


REPLACING SHEETROCK IN CEILING - 641 sq. ft
REPLACING SHEETROCK OVER PANELING ON WALLS - 1955 sq. ft

On both of these proj price should include hang, tape/float, texture, and painting...

We are in Houston, TX if that has any weight!

Under-r8ted,

i know how difficult it is to be a contractor without any idea how to price the work that you are selling...but I have a way for you do learn everything you need to know.

This is a thread that will help you immensely.
I don't know if the guy is still around, but he was able to answer all your question.

It's worth a shot, what's the worst that could happen?

Thank you for the info. know of any websites or internet posts that would have an avg rate for labor costs?

Dude- you've created a 1/2-dozen threads looking for help with the same little job- one thread would have been plenty.

There's no way anyone here can help you bid that job- only you know how much your crew costs (I hope you do, at least), how long it'll take them to do the job, what your overhead is, and what kind of profit you want to make. Not to mention, you haven't said what the "pre-manufactured wood flooring" is- it could be oak that costs $1.00/SF or an exotic hardwood that costs over $10/SF.

The flooring portion of your project could run $1,200, or $12,000- pick one of those numbers, or feel free to take a number in the middle.

yes i have posted a number of threads... And on this job all materials, and equipment is already included. I just needed labor cost.

have any price idea now? Can you price this by sq.ft or only the hour?
Its a two-man crew. I really need some idea. Sorry to post so much, they are asking for bid today...

How about you check this link out... i did post the dims to the person that was offered... scroll to the bottom.
All the materials/equipment is inlcuded i just was asking for some type of SQ.FT price on both of them or anything... An avg footage price? Is there such a thing>

Seriously, the guy I use in Houston would probably run around $1700.00 no materials, for hang and float, $500 for texture and you will have to go your own paint.

Do your guys make $5/hour or $25/hour? How long will it take them to do the job? What are your insurance costs? How much is your overhead? How much profit do you want to make? What does Home Depot charge in your area for the same work? Can you cover your costs at that rate?

If I told you that I felt the right number was $3/SF, would you just put in a bid for $1,950 and hope you make money? Do you see now how assinine this line of questioning is?????

Here's what I tell my guys that try and estimate the cost on their own projects.

Labor:

(A)= Overhead to run crews
(B)= (COG)(rental for equipment) add upcharge of 25%

(A) x 3 + (B) = estimate

measure the thickness of a small sample of the flooring to be removed with dial calipers, multiply that by your square footage to be removed, this will give you the volume of material to be removed. do the same for the material to be reinstalled (flooring, drywall, paint etc) you need to calculate the volume of everything to be removed and everything installed) after you have established the volume of everything to be removed and installed, you need to find out the weight of everything (and I mean EVERYTHING, PAINT, NAILS, TAPE, ETC) once you have figured all this out(construction master calculator) you need to add up all those per/unit weights and divide it by the the mumber of items being removed and installed, this will give you an average per/unit weight, then multiply this(in kg) by your total volume (in cubic centimeters)(removed+installed) THIS IS YOUR MULTIPLIER. multiply this by .001 then multiply .001 x the going rate and theres your number.

Bone, I use that same method of estimating. Customers sometimes will wonder why I am in their dining room sitting at the table with sweat dripping off my nose onto an oversized calculator, but you really need to get your calculations precise for this forumula to work.

I would like to give this a try but I see a couple of problems:

When figuring the volume of old decks I have a hard time measuring the thickness of the old joist. Some of them have bowed so bad that the cup measurement exceeds my edge measurements. How do I properly measure the volume and should the void in the cup be added?

Rotten and water logged decks boards also present a challenge, customers are getting upset when I rip up each board and place it on a scale. This is a recent quote "what the heck are you doing ripping up our deck, you have not given us a price yet".
