Real Estate Concierge?
Anyone heard of this? Talked briefly with a guy who was looking for someone to do work on homes going thru the sale process. He represents several (hundreds) of agents. He puts the contractors in touch with the homeowners.
I said sure, go ahead and refer me, but I can't be Jonny on the Spot and my price may be too high for some. We agreed to meet and talk about it and then just before leaving he let it slip that I would be paying to join this group. Now I'm not even sure if I want to waste any time at all with it. Any one have expeience with this? I had never heard the term 'Real Estate Concierge' before. Must be legit, he had a card. Rich |

I haven't heard of the term, but I'm thinking anyone who's too shady to give you all the info up front, is going to scam you somewhere. If you really want to go for it, tell him you'll give him a commission on any work you end up doing. Personally, I'd run if he wants money up front. |

My first question is "do you want to work for real estate agents and homeowners looking for the quick fix?"
If you do then circulate fliers to them. They are inundated with contractors so I suspect you would just be one more. Realtors should be listed as an "axis of evil" I hope you were joking when you said it must be legit because he had a card. Hell I even have cards! ![]() Ahhh, Woodcrafter beat me too it!!

Heck what's the cost to join the referrals and how many leads are you guaranteed and how long is the membership term?
When a home is in transaction my closing rate goes very very low. I'd have no problem signing up for a service like this if they were paid a percentage only if I sell the job. Why not? Yeah copus, I agree, that was kinda funny about the business card. ANyone can print full color high quality business cards on their home printer. Hell I can go to any printer and get business cards for $20 next day. If you are concerned that this guy is legit or not, do your due diligence, just like you'd ask your customer. Does he have a business license? Can you speak to some of his satisified contractor customers? Can you speak with some of his satisfied realtor customers? |

I think you'd be sleeping with that 1099 at the end of the year, Corps...
I have had several dealings with various real estate folks in our town, and from my experience, the property management ones are the only ones to deal with. We've gone out only to be met by "an agent", no home owner in sight or available, asked to let ourselves out when done, so they can run off to another meeting and oh, by the way can you fax a copy of the paid invoice to "FlyByNight Title, Co." cause the property goes to closing tomorrow morning. Paid invoice? WTH? I've not been paid. And, oh, by the way, would you like my intent to lien the property faxed to the same number? |

BTW, the "must be legit, he has a card" reminds me of an old commercial for Barclays Bank ( I lived for five years in a former colony) It encouraged people to open a checking account because, as the slogan said "People respect you more when you pay by cheque." Mark |

Never heard the term "Concierge" before. The fact you would have to pay in scares me... My uncle is a real estate agent and could probably keep me very busy doing patching and painting for his clients to spruce up their places (and it's the clients that pay). Have done a few and they pay quite well (It's nice to be in and out with the cheque in your pocket for two days work)... My uncle and the homies are happy because the place looks so much nicer for the open house showing (not to mention the new paint smell)...

If you are a painter I think a real estate agent is your best friend. What's the first thing a seller's agent says? "Slap some paint on it." When you were buying a home or condo, have you ever been in one that wasn't freshly painted?

Grumpy, in a painter's world, real estate is usually a bust. No one wants to pay a premium price to get the house just up to par to sell. On the other hand, new buyers are good clients, willing to spend to get the house to their tastes.
And yeah, I'd be real leary of someone wanting me to buy into such a service. Reminds me of these calls I always get trying to sell me space in an insurance 'preferred contractors' book. Its a scam IMHO. |

Yep, that's been my experience too. Like Grumpy says they may have an urgent need to have work done, but that doesn't mean they will want to pay for quality work. The case is usually just the opposite, just slap some sh!t together so they can sell it. No thanks. |

Coldwell Banker Real Estate has or had that program around here. I made the mistake of joining up a few years ago. Didn't cost a lot but most of the calls I got were too far out of my area to make it worth while. I got my money back out of it but it wasn't worth the effort.
