Real Estate Agent Errors..


We went out yesterday to look at some "open houses" that real estate agents put on each weekend in our area. Wow this was an education for me- some things that I found that were turn off's...

- scented candles throughout the home- headache coming on!

- know your product! I asked in one place, does it have in-floor heating- I got the instant "yes yes" but then I asked again because we couldn't find this feature listed on the spec sheet... well in the end we just don't know, and we got the feeling that answers were given for convenience not necessarily fact. this shook our confidence in that place and agent- what else are they not telling me?

- poor attempt to cover up mold with bleach- the smell was almost overpowering.

- get the HO to at least make an attempt at cleaning the place- no one wants to see the daily dirt of a family living there- ya it happens, my place too- but geez, you are trying to sell it! clean up you slob! wash the walls, have the carpets cleaned, hide all your personal crap. wow this is something you'd think would not need to be mentioned.

- get the ho and the family out!!! its a little un-nerving to have them at home, makes you not want to look everywhere.

- don't demand an offer (the creepy follower did this) when we are obviously not going to make one- you can tell this because we didn't ask you any questions, and we bugged out in less than 5 minutes. (family was home at this one)

- the house stinks of years of cooking?? at least paint the place, or get something to air it out, not candles either..

- don't follow me around the house (ie 2' behind me) creeps me out

- one was an obvious "flip" the workman ship was... well very poor and cheap paint used..we could see where paint was used to "patch" an area.. trim and crown? omg this was absolutely embarrassing. I wouldn't sign off on work like that, it was just plain sloppy... 855k....

- older large home- dining room slopes down hill... illegal suite downstairs.. I am not an electrical trades guy, but even I could see that someone (probably the HO) had done some additional work at the electrical panel.... scary! and that one stunk!!!!! blea! also the missing downspout next to the front door.. . gutters filled up... moss on the roof.. damaged brick work out front... 1.2 mllion???? this is in the old money/university district so its location only, 20 miles away over the river they wouldn't get 1/2 that price...

the one place we did like had a really dumb layout downstairs- you go thru the front entrance, down a hall to the back- which is a bedroom, also its the exit to the outside/garage.. upstairs was fabulous though- 1.3 million -

the only place that I would have bought was just too small! darn! it'd be great for one person, or two people who had nothing to store- ie: skiis, tools etc... two bedroom loft- outstanding workmanship! really quiet, fireplaces etc.. 699k.....

we'll be looking at more in the following weeks.... stay tuned
