Property Managers


Just curious,does anybody know what kind of money property managers make,do they get a cut if no or little money has to be spent on repairs?I've been doing work for one for about a year and 1/2 now and other clients too.Sometimes I dont know how they find tennants to put in some of them before they are ready like holes in the walls,dishwashers not working,leaks,etc..And some of the ones thats been in them for awile have to really stay on them to get things done.Went into one house tennant was already so mad stand up showers leaked the whole six years hes been there,couldnt even deal with him.I think I'm slowly being replaced by cheaper labor,but I'm getting so I dont even care especially since a couple of deck cleaning/sealing jobs were supposed to be mine was done by someone else LOL. ANY INPUTS???

Most property managers here in Ontario are licenced by the province. What do they make? Anywhere from $30,000 to $100,000 for the top ones who work for themselves.

As a former landlord (never again), some tenants have a heart attack if they scratch the wall or are 2 hours late on their rent. Others (it would seem the majority) simply couldn't care less. They live like slobs, have horrible personal hygene, and if they're 2 months late on the rent, well, so what, take me to court (the Landlord and Tenants Act is so skewed that it took me 6 months to kick one guy out!)

Most property managers I've seen take a cut on the lease as well as repairs.

Around here, Albuquerque NM, property managers take 10% -15% of the rent for their services. After subtracting the costs of maintenance, repairs, marketing, etc. the rest of the rent payment is sent on to the owner.

Rent prices are based on desireability, just like home prices. Bigger = more desireable, as does better location, better condition, better services, better condition. There is a market for crappy houses. Crappy house = cheaper rent.

Obviously if someone is willing to put up with a failing house for years, he/she is getting something in return. Typically, cheap rent. The tenant, of course, will want everything fixed so the house is great, but only if the rent remains cheap.

People don't buy $300 cars because they are stylish and dependable.

Seems right Stone,I guess it could go both ways.One of their tennants was so good,been living in house for about 5 yrs did alot of the work like repainting the whole inside and other stuff for free no $ off rent,then needs stuff like stone steps fixed and railing so pregnant wife dont have one collapes injure ,maybe cripple and they dont want to put out money to fix it when they havent had to put any $ in it for yrs. just collect.To me thats scum! Then you've got others that tear things up and leave junk behind when they move.slobs
