Relocate plumbing and electric.
Remove and replace/repair joist and subfloor and add half bath, new wood floors

Yes. they are planning on doing the siding, windows, and doors in the spring. We put the frenchwood door in for better access to the kitchen.

Not trying to be a tured here Atlantic, but you used a great flashing for your ledger board, but what about the hangers on that pressure treated lumber? Are those stainless steel Hangers? Because in my experiance the galvi ones will get chewed up from all the copper in the treated lumber.

So the copper will get in the wood travel to the hangers and eat them (not trying to be a smart a$$ just asking)? Those hangers are probably more than galv. if they are rated for acq lumber anyway.

no mattp, the high copper content in the PT lumber is the issue to me, not the wash down of the copper flashing.

Just asking, I cant hardley get stainless steel hangers around here, so I have to wrap the ends with window tape, and also the face of the board where the hanger attatches.

Warner, I'm guessing they are Z-max coated or something similar they are made for the new treated wood. Thats all we use around here I have never had or seen a problem with them.

The hot dip galvanized are fine.
In the last year I've reskinned
one15 year old, and one 20
year old deck that we built new.
The hangers were just fine.
The 15 year old ones looked
brand new.
I think those were USP, the
others were Simpsons.

I hear ya guys, but I do know that I have fixed a few decks in the past few years that the hangers were eaten away.

Probably were "electro-galvanized".
Those were very common until ACQ
came along.
I have even seen old decks with
non-galvanized "interior use only"
hangers.
What you get from any real yard now
will be rated for treated lumber.
Good news is that the new
micronized copper is even easier
on the metal, approved for aluminum
flashing even.
