Please - Help Me Bid This


Alright - if ya can't beat em - join em


it's a 20x17 garage. I'm not sure exactly what the customer wants yet - they just need a ball park and i just want to make sure i'm gonna be close

i already have a number in my head - i just need to make sure things go right

i've been doing this for 20 years - but it'd be good to hear some numbers

What a coincidence! I know a guy who wants to plumb a 3,000 sq. ft. house for somebody. He wants to know what to charge for it. The customer will supply all the fixtures and material. He said if the price was too high, he'd plumb it himself, so he'll need to know what to charge to just tell the HO how to do it and use his license.

Would that be 17' wide? Will the OH door be a 16' door? What type of foundation? Siding? Roofing?

I don't know about all areas, but there are codes that pertain to return walls where a 4 1/2" return wall wouldn't be sufficient, not to mention that a 16' door in a 16' 5" space would be a tight fit. That's why I'm asking about the size of the door and the width of the garage.

If the rest of the garage is typical(T-111 style cedar textured OSB panels, 2x4 frame 16" oc, monolithic slab foundation, 3 tab 25 year roofing, 16' non-insulated OH door, steel clad entry door, a few vinyl single hung windows)....I'd say in the range of $12,000 to $18,000. My price would be closer to $12,000.

LOL...Sure...I'd charge $15 for a good high quality deck.....My prices are based off of material and labor costs, plus an increase of 18% for overhead, and 10% for profit...That's assuming I didn't do any of the work myself. I've done bigger more complicated garages than that for only $18,000 or so, and made $8000 after all was said and done without touching anything other than shingles and a few site built trusses.

How can you build a garage for $12,000?? Concrete is about 2,500-3,000 (I got bids as high as $6,000 on the last garage I did) Frame would be $3,500 or so. Stucco will run you $3,000- $4,000. Roof will run another $1,500-$3,000 (depending upon tile, asphalt) A door costs $800-$1000. Add all that up and even on the cheap end your looking at $12,000. Where is the profit?

I agree with you Robert. However, there are some people that seem to be able to do things much cheaper.
for example, there's a guy up here who's been in business for at least 10 years. He sells 8x10 pre-fab sheds, installed(on patio stones) for $1600.00. Even using cheap plywood, I couldn't do it for less than $3000.00 I don't know how he does it.

I sold a garage 2 years ago, a 12x20. Unfortunately it never got built because of zoning. My agreed price was $16,000.00. $12000 for a 17x20 seems low to me.

I think some people are happy making 12 bucks an hour.
A lot of them just have no clue what their true overhead costs are. That and limp by on the bare minimum of tools that are all old and suck.

No one mentioned stucco before....But yes, add stucco and a tiled roof, it would cost more.

I pay $6.00 per foot for monolithic slabs($2400), $180 per square on the high end for roofing(composite)($900), framing would be $3500 including trim, roof, entry door and 2 windows, and materials assuming a cut roof, $600 for a 16' overhead door installed without an opener, $250 for permit fees, $1000 for 2-tone high quality paint with labor. That's about $8700, with profit that brings it up to $9570, with overhead, $10,500.

$3000 for a 8x10 shed? I built one in my yard a few days ago, it was an 8x8, materials cost me $500 for textured siding and 30 year deminsional shingles, including paint and door hardware. I guess that it is a matter of how fast you put them up though, and 8x10 should only take a day and a half with paint, less if it's prefabbed.

I need to know a price:

I just talked to this guy this afternoon who wants a deck. He wants two levels. I forgot to ask how big. I forgot to talk to him about railings, or stairs, but those I just figure are gonna be like $100. He wanted to know some options for materials. He wants hard bids. I have to meet back with him Monday morning, so I reeeeealy need some help, guys.

I just have a few questions:

How much for PT?
How much for ipe?
How much for cedar?
How much for tigerwood?
How much for cumaru?
How much for massarandurba?
How much for meranti?
How much for redwood?
How much for cypress?
How much for jatoba?
How much for trex?
How much for timbertech?
How much for eon?
How much for procell?
How much for correctdeck?
How much for fiberon?
How much for evergrain?

How big and deep should the piers be?
What size posts should I use?
How do I connect the posts to the piers?
How big should the joists be?
How do you install flashing?
How should I attach the ledger to the house?
How big should the beam be?
How do you make stairs?
How should I fasten down the decking?
Can some of you guys come up with some railing styles and tell me how to build them? Don't forget to include the material costs for all the different materials, please.

I do have a 27' x 27' coming up. But it is for a real good customer of mine, I dont think I could get away with having others doing what he is going to expect me to do. I would not want to do that to him anyway. I think if I remeber right the price is somewhere around $25,000 with 12" lap siding and painted. Oh yeah there is also a small set of stairs and a breezway to his house. 2x6 studs @ 16" O.C. and a 9'x18' door. 2 windows and 1 person door.

Maybe next time...I think your price seems a bit low though(sounds funny?), lap siding will run up the bill, as will a door that size, and I am assuming that the 9' door is set in a 10' wall? And 2x6's will bring it up a bit(at least double the cost of 2x4's). What is a "1 person door"?

I pay $4.00/sf for driveways. I wonder if that would work for a shed foundation?
Maybe I could transfer that price component into your shed estimate


On a serious note, I've had a set of plans (for an addition) which have been sitting on my desk for about 4 weeks now. The customer wants all types of major changes (which she gave me verbally), and wants to know a ball-park figure.
