Need PRO Help Here !!!!!!!


Hey Guys, Thanks
Here Is My Question?

I am remodeling a house. This house needs MAJOR renovation. Foundation work , new roofing , new electrical , new hvac , new ceilings, sheet rock in multiple places, new bath rooms (2) , new kitchen (floors too), I am expecting to put around $ 100,000. Into the project.

MAJOR , MAJOR STUFF HERE!!!

Here Is My Problem?

I can do a lot of the work myself , it's that I just dont have the time.

A FAMILY FREIND SAID THAT HE COULD ACT AS GENERAL CONTRACTOR FOR 15% IS THIS A RESONABLE RATE ????

IS 15% A GOOD NUMBER OR NOT ?

It is fine as long as he has a license and takes responsibility for the entire project (sign contracts with him) that percentace is average

Sounds to me like your $100,000 estimate is optimistic for this job. If you're saying that your buddy will gc it for 15k, jump on it. this job sounds like it will take 6 months.

Personally, - - I would be charging 20% if I was going to do it. I think that's probably more 'average' . . .

So the 'number' is just fine, - - but is HE??

Don't forget to consult with a builder. You might be suprised to find your remodeling cost could be equal to the cost of building new. Most people don't realize how much harder it is to work within a complete existing home compared to the process of building in an organized manner.

If you are hiring out the work, 100k sounds very optimistic considering the scope of work you KNOW of right now. Once you start opening up walls, digging, etc. you'll find problems that can't be left alone. Approach this with caution, and be sure you really know what your costs are before you even begin. DON'T RUSH IT!!!

The real question is not "Is 15% a good number?"
The real question is, "Is my friend qualified enough to get paid even $15 for 'acting as GC'?"

I know lots of family friends that could act as GC, but it would be a very, very, bad idea

As a roofer, you must have dealt with H/Os acting as GCs before

15 % is a lower rate than I charge but I think your estimate is way low. Have you asked him what he would charge to do the work?

Never hire someone you will have a hard time firing. Things do not always "go right". Good friends can be harder to find then a GC that can do the project.

I make it a rule not to work for friends, family, or my church.

The work always takes too long, cost too much, and is never good enough.

LOL, I never hear a bad word when I give it away.

Sounds like trouble to me... Get a professional GC that you can FIRE if you need to!

15% may be good where you are and maybe some of the guys here are taking that now just to keep busy.
