Man, I Must Have A Horseshoe...

as I might have mentioned a time or two, I've had to put a lien on a house where I worked, as the sub didn't pay me- I won't go into the details again- basically it was a slow payin cash type of situation... anyhow I filed the lien, and figured that was that- not really worth takin the guy to court, cause it wasn't that much money ($440) anyhow time marches on.....

so today get a call from the sub, he wants to "clear it all up" aha.. fr shr.... I let that go to voicemail.... then a call from the HO... also went to voice mail - so I figured, what the heck, no harm in talkin to the HO- so she is between a rock and a hard place, has to get money from the bank- today!!! and wants the lien removed, she's got the money etc.... ok I says - so we meet at a NOtary public, she hands me the cash!!! we sign forms - bada bing bada boom -she then says she's gonna deduct that from the sub- cause he's got a new project goin on her house... wow, I can't believe my luck!!!! she could'a just waited out the year and the lien would expire.... whew!
I'm gonna go out and buy a lottery ticket today!!!!!!

there will be salt in the porridge tonight!!!

Mac.

Re: Man, I Must Have A Horseshoe...

Liens only work when we use them. I could kick myself in the but for all the small ones I let slide. Add them all up and its a new truck maybe,(4-5 year old new for me).

The mortgage company or title company will not let a lien slide. It can be boded over by the GC or HO, but that too is a pain for them, because it still is there.

Don't forget to remind me. Always place a timely lien. The amount is NEVER too small.
