Looking For Some Creative Thinking


I'm not sure this project is possible on the given budget, and my head isn't giving me any answers...

An architect I work with has been asked to design bike lockers to be installed @ a condo complex. Supposed to be 1 hour fire rated, integral locking system, and weather proof. Also attractive if possible. Target budget is $60,000 for 200 units. Architect asked me for input in the design process, I think he's stuck... If we can figure it out, I'll get the job, but....

I can't think of a way to do it that comes even close to budget.

Any ideas? I'm kind of in the brainstorming stage right now, so any crazy idea might be helpful.

how about the bike lockers at bikeparking.com?

never mind just saw their price list and your budget is blown.

maybe people are living in the "rated lockers"?

1) units are to be located against structures and under stairs... 1 hour rating required.

2)bikeparking.com sells 'em starting @ $1200


I think more $ is needed, but I'd like to at least think about it and see if I can come close.

The testing to get a 1-hour rating on whatever you come up with will cost more than $60k alone. They either need to raise the budget to allow the purchase of some rated units, or move them to another location that's not under the stairs or against structures if that's what's driving the need for a rating.

I'm with you on that... Just trying to reinvent the wheel, but a lot cheaper. Probably not going to happen.

I don't have the soln yet, but I question the need for 1 hour fire rating. I believe the requirement to be for non combustable construction. The space will still have to have fire sprinklers regardless. Is that a local JHA requirement that it needs to be 1 hour rated?
You could get away from the testing requirement by building the lockers out of an approved drywall assy, but I don't think it will last as long as you would want it too.

How many locations would this be at? Just 1 area or under several sets of stairs?

Call a metal fabrication shop and see what they can do, maybe using corrugated steel to separate the units would cheapen it up a bit. Maybe the outside steel and the inside wood? Maybe steel studs and fire rated sheathing? Concrete? Block? Metal roof? Hard to speculate without knowing a lot more information.
