Looked At A Shop Yesterday


I think we're going to go for it. I'm scared to death though! And excited at the same time. It's a good deal and not a lease, so that will help, but the added overhead freaks me out! I'm looking forward to work and home being seperate though.

Good luck Melissa!!! So long as the biz is working to cover 2 overheads so to speak a separate shop is a no brainer, it will really make life nicer and like you said help seperate your double life...either that or the hubby will have a safe place to sleep should you kick him out some night

As for details- warehouse space is 1280, office is 100 and there is a bathroom that is shared with others in the building, but the owner is thinking of letting us make it our own by adding a door in our space and closing off other side. The rate she is charging us is quite a bit cheaper than the going rate, but she worked with our budget. She's very nice and easy going. She and her husband are a design/GC team. They kind of do the same thing as us, but a little different, so we can hopefully send work to eachother, and they have a huge furniture retail store within the complex with some really cool stuff. It's a great location- lumber yard and several other vendors we use are just around the corner. It's about 4 miles from home. The more I think about it, the more determined I am to make the finances work!

Most of the gc's around me just work out of there house and have like a storage shed somewhere they keep there stuff in.

Melissa, I'm not hijacking your thread, this thread just ties in well with a question I've been wondering about. Here we are debating on when it's time to move up in size of the shop.

Since Melissa is weighing the odds of getting a shop and I'm trying to decide if it's time to expand or not, what is everyone's opinion on the pro's and con's of working out of a centralized location vs home office, or in my case.. stay small and remotely located or go for bigger and better location?

What are your priorities when considering a shop? Is it more for storage, company image, convienience? What factors are important to you?

Ken's side is that it doesn't justify the expense. The added storage could be obtained in more cost-effective ways. I think it will benefit the company image by having a building with easy access, professional appearance, and it just happens to have plenty of storage too. lol ( Ok, I admit, I want that big new office to decorate and enjoy..so I'm biased)

What's everyone's take on when, why, and what when it comes to office locations?

I've had a few shops. It has it's perks.
1.It's nice if you like to prefab from time to time.
2.It's a great place to keep the company pool table.
3.Great for working on and maintaining equipment.
4.Material storage doesn't present problems.
5.Customers seem to respect the retail location.

And it has it's faults
1.Additonal overhead.
2.The wife can easily find ya.
3.The drive to work, Ya just can't get up and jump in on off days.
4.Some one has to constantly keep it together for walk ins.
5.Customers are more likely to just pop in.

Good for you guys Melissa! I would love to have a seperate shop away from the home. Then maybe the wife could get her car in the garage. Or anything else for that matter.
