License For Property Managemnt?
Hello, just wondering if any of you know if there is a separate license required when you consider yourself a property manager? i have a general contractors license. i am interested in learning more about the distinction between the two fields, general contracting and property management. i have clients that i do all types of work for, and therefore feel as tho i am a property manager.
i would like to expand this and take on more clients, but am i allowed to call myself a property manager? thanks |

In my area I dont believe you do. However you might want to check the requirements in your state.. Where are you located?

A friend of mine has a landscaping company here in NY. Over the past 2 years he has picked up a bunch of work doing property management for some commercial properties through his landscaping customers. He cleans the lots, does snow removal, washes the windows, and does small repairs. He's become soo busy with that end of the business that he had to hire 2 guys full time. From what I'm told it can be a lucrative business. Good Luck

Last I knew there is a license for NY. There is a certain number of units you can manage without (6 I think) or if you own them either wholly or partially. Years ago my wife and I managed 32 units for a slumlord. We were paid as consultants.
Check your state's website for occupations requiring licensing. I think your more apt to find it under real estate rather than contracting. Good Luck Dave

Need to clarify exactly what you are talking about doing. If you are talking about doing property maintenance that is one thing. Renting and meeting tenants is a whole different thing. In NC you have to be a licensed real estate broker or you have to work directly for the owner.
If you are talking about maintenance then it depends on the contracting requirements. In NC as long as any one project is less than 30K you do not have a license. Do recommend that you have WC and GL. |
