Infill Housing.


My interest as a home builder is doing infill homes...that is, looking for lots with dilapidated homes to demo, or vacant lots, and building small spec homes....anyone else follow this plan? I have never done a developement, and I don't like custom homes....just my pet peeve.....and with costs going up, I wonder about the wisdom of setting up a new subdivision...so I will stick with affordable homes.

I think there is a lot to be said about this approach.

If the added demo costs doesn't outweigh the average cost of a lot,then you could be ahead of the game in a established neighborhood.
Having City water and sewer services will cut down on expenses as well as an existing well and working septic.
Chances are the septic may be dated so those costs would have to be considered.
We built a home last fall on an existing lot that had local services and it sold before completion.
Established lots with mature trees will always be more attractive than new subdivisions where everything is clear-cut.

Excellent approach joasis!

Also the old lots may be closer to schools,markets,making it more attractive for fuel savings.

The only problem is the neighborhood.....a small town like mine has a variety of homes....but it allows us to build a new home with vinyl siding instead of brick, and it will still sell before completion. I have 5 lots currently, and may kick a few off next month.
