How Long Do You Warrantee Your Caulking


I built a commercial style roll in shower, with pan and mud floor. The transition between the tiled wall and tile floors was caulked using the Polyseamseal sanded color match caulking. After 2-1/2 Years, the caulking at the floor is starting to fail. The caulk up the corners of the walls is intact.

I have caulked many bathrooms using Phenoseal, and usually get 5-10 years out of caulking over a tub.

I would think that a mud floor will move in relationship to the wall more than a wall to a tub, but feel 2-1/2 years is a little short for a life span.

Any opinions on whether it is the caulk, the more demanding environment, or some other potential issue, or is this an acceptable life expectancy for this situation.

How many of you would do the recaulk as a warrantee?

I'm not 100% sure what a roll in shower is, I'm guessing it's for wheel chairs??? Perhaps there should be a weight limit for caulk adhesion when the live load is tested by a Ripley's Believe It or Not participant.

I think that since you used caulking that you should have told them that there would be maintenance periodically. Personally, I think that something is moving in order for the caulking to separate like that. I have done those projects before and they need to be well supported underneath.....I am sure you know that anyway. I think that I would caulk it out and then tell them next time there would have to be a charge of some sort. Just my two cents.

Ask over at Harveys for their coil stock caulk, they have a ton of colors.

Polyseamseal and Phenoseal both will generally last if they do not get a bunch of movement. Check Sidewinder (at HD) if you need white.

If you have no evidence of settling, then you are looking at a shrinkage problem. (LOL, George Castanzza in a cold shower). Your asking the question suggest 1. phenoseal might not have been heavy enough. How long did you warrant this work for? Some Insurance vendors put it out for 5 years. Day to day we should all stay to one year. Be happy to come out after that and give a opine how they can fix or MC for you to come out and do it. How many referrals did they give you?

Good practice is just that... pactice...

I would "OFFICIALLY" warranty it in writing for one year - but if they called with complaints within 4 or 5 years I would pleasantly go fix it at least one time for free.

The "good will" that you generate will come back to you ten fold.
