House Plans - Details


I am getting into the general contractor business. Have the floor plans and elevation views of a home drawn up ready to give to the architect. How much detail is necessary to give to the subs - I know house plans can vary a lot in the detail provided. I know some subs can work off general sets of plans. Please advise on how much detail is typically required. What of the following do I need - what is missing?
Foundation Plan
Basement Floor Plan
1st Floor Plan
2nd Floor Plan
Roof Plan – Plan View
Elevation Views – Front, Back, Sides
Structure Detail Schedules
-Floor Joist, Ceiling Joists, Header, Concrete Wall, Column
Window/Door Schedule
Cabinet Plan
Electrical Plan
HVAC Plan

Sounds like you bought plans from an online plan company. They do not supply plumbing plans with the construction drawings.

realy depends wherre you are, here in FL you're missing a few things but in SC those would be fine.

how about a scope of work for each sub, they may think you want them to install kmart special faucets and your thinking Groe, no flooring schedule, no trim schedule, no siding, no gutters, no plumbing, no landscaping, no potable toilet, no trash receptacle, no concrete work, no roofing, **** do I need to go on.

you get what you pay for. most builders are only interested in builder sets unless they need more for the planning dept. do you really want to have an architect attempt to give you an accurate takeoff? Are you going to pay thousand more just for the guy to draw pretty pictures and give you inaccurate takeoffs? No thank you. Give me the minimum I need and I will do the takeoff myself.

First of all, I think you are lying through your teeth. But if you are, you are going at this all wrong. You need to go work for a GC for awhile and gain some real world experience. Otherwise you are doomed for failure. Guaranteed.
